    Have the LOC in two spilts and then pay back whichever you need.

    All the more important if you use your LOC for non deductible purchases.

    You will need to speak to a lender or broker to calculate LMI premiums.

    Just got a quote to lay tiles in a small kitchen area. 10 sqm – straight lay.

    The quote was for $550 with me providing tiles, glue and grouting it myself.

    Did it with a mate in less than a day for $100 for material inc tools and $40 for a guy to cut 20 tiles to shape for the edges.

    I don’t disagree with much that you are saying at all. Add pensions to your list. Disability and single parent pensions are more secure than most jobs but many banks won’t allow them!

    Check the legislation and you will find that you don’t need to live there for a year to get the FHOG. I think 6 months will sufffice but check for yourself!

    As it is your home you will not pay CGT if you sell while you are living there or up to 6 years after you rent it out.

    I often meet people who are scared out of property investing by these tenant from hell stories. I try to tell them that these are the exception but deep down they know it will happen to them!

    You generally pay a slight premium for a LOC.

    Why not apply for a raise in your home loan with a split so it is seperately itemised.

    Draw it as you need it.

    If you use a Professional Package then the rate will be under the 6.5% mark. Using a discount lender will see it around 6.35%.

    Some people would argue that the only true indicator of value is the actual price achieved on the market.

    Following that reasoning whatever the property sells for on the open market sets the valuation.

    My investment clients generally seek variable loans with the exception of a period late last year when fixed rates appeared cheap – and looking back they were. Today they are still mostly after variable.
