So the answer is he instantly knows the man behind him is going to kill him as he sees him in the wardrobe mirror with a weapon about to strike?

Not in this council they don’t. The council even told me that they don’t care what it is used for.
As it is for family use we are not too concerned.

Update for anyone following this storyline.
Spoke to Chan just now (pretty nice fellow actually) and it seems that he visited the OSR and his wife called them and they both got the impression that they were inelegible.
Unfortunately neither his solicitor nor his lender advised him otherwise.
He is going to appeal his rejection.

CGT – close.
The profit made on the property after costs are deducted is halved then added to your taxable income.
This may well push you over the highest bracket.
An idea is to sell in a year that you have little or no income tax as assessed?

Heres an interesting thing. We just found out that our council does not consider Lofts to be habitable spaces – just storage room.
This means we are able to squeeze a third bedroom into a plan where the council would only allow a two bedroom home. A big bedroom too!

Only after the settlement. If you wait three months plus then have it revalued you will be able to access it.
Be careful you choose the correct institution though.

You can sell a property for what you like.
I believe the stamp duty is supposed to be assessed at market value or sale price whichever is the higher.
This is also the case in a family transfer as you describe.
There may be differences in each state so I would recommend that you contact the Office of State revenue or your state’s…[Read more]

If you are going to renovate and sell its treated as a normal tax deduction.

Yes it’s a load of garbage.
Repairs are work carried out to bring the property to a similar standard as when you bought it.

This doesn’t have to be hard if you arrange it right.
Agents can manage it for you. Problem is they just advertise in the paper or on the uni website and will take nearly anyone that applies as they just want to fill all their places during the peak demand in Feb.
I advertised within the medical student community (I can show people how to do…[Read more]

Chan,
You missed the 12 month period which you can apply in.
Apply now and it will be automatically rejected.
Then appeal that decision on the basis that you didn’t know your entitlement.
Maybe you can pretend you didn’t understand because of language problems?
Call me if I can explain it further.

Chan$,
I just spoke to the OSR on your behalf (I hope you don’t mind).
They tell me that you are past the 12 month application period from when you bought the property.
I took it higher and we believe that the best strategy is to apply for the FHOG and you will get rejected.
Then appeal that rejection and put forward your case as to why you…[Read more]
