That specif scenario doesn’t have enough detail for an answer. $150K income and a LVR under 80% sounds like it should be possible – depending on how much you wish to borrow.

I often have OTPs come up from my developer clients.

Maybe I should start a email list for them as they come available?

    What do people think?

To make things easier for him get yourself a split in the loan account to clearly show which loan is for the PPOR and which for the IP.

If you sold your old PPOR in 2009 and you didn’t own another PPOR you will still pay no CGT.

If you didn’t buy another home then you have until 2010 before you have to pay any CGT.

You lived in the house in 1997? For 12 months?

Assuming you didn’t own another home you have 6 years from when you moved out to sell with a full CGT exemption. If you occupied it again this 6 years starts again.

You will need to ascertain the total profit after all purchase and selling costs.

Pro rata it for the period after the CGT…[Read more]

Current fixed rates are around the 6.99% for five year mark for those considering a change.

I spoke to this lender this morning and they are expecting a rise in the near future. Fortunately they have free rate lock from date of application.

    Nick,

It sounds really unfair but the fact is the ATO treat the payments in as paying down the loan and the redraw as a new borrowing event.

This is where an offset makes the difference.
