    Selling a houise is easy.

    Getting the best possible price for it might be the hardest part.

    Agency fees seem expensive but you might need to do some research on whether you feel they add the value to the end price before you decide.

    In this situation I would have recommended a 30 year term but set the repayments at the amount to pay it out in 15 years.

    If at any time if you felt the strain they could be dropped back to the 30 year amount. You would also build up savings in the loan which could be used for future purchases.

    Vietnam, Laos and Cambodia are a lot of fun. Easy enough to fly into Bangkok, get a sleeper train to the Laos border and then just wander around from there. I had a ball!

    I think that I would wait until the lease expires. Give them plenty of warning that the property will be raised to market rent and they can then choose whether to stay or move.

    Use a PM as they have no problems managing rent increases. The extra rent will more than pay their comission.

    This is very much an American strategy. Where they sell the property for what is owing on it.

    Over here foreclosures are rare and when they occur the property goes to auction where they must achieve a fair market price.

    Some people choose IO for five years to keep the cashflow out slightly lessened until rents and wages have risen.

    They are basically lending on the asset.

    They lend 65% of the total valuation which covers them if they need to sell the property to pay the debt.

    These deals are there for a reason. They are not regulated by the UCCC and as such it is up to the borrower to make sure he is comfortable making the repayments. Rates are currently 6.85%.
