At what point does a post boom market become a pre boom market?
I am a buyer so as to be in place for the next boom.
Good quality property by the coast is my criteria.
But to store money we use ING Direct.

I agree with your broker where there is only small equity accross three mortgages.
However where a person has larger equity in one mortgage they wish to use I always ask the bank to not xcoll. It just makes things easier for when the client has a lot of properties and then wants to start selling them seperately. Always start as you mean to go…[Read more]

You would need to sit down with an accountant and have your goals and strategy sorted out to discuss. This may help determine whether to keep it in your name or to establish a hybrid trust.

You need to get some professional advice.
There may be the option of calling the whole thing your home with no tax deductions, but then exercising the CGT exemption on sale of theland. This may be the most useful.
If you build then I am not sure how it might work.

Who did you speak to at your bank? I trust it was a loans officer who was quoting plicy and not just his well intentioned advice?
Maybe you need to be looking at another lender – or at least have that lending officer believe you are!

Whilst the weatherboards need more attention they are actualy a lot easier to repair than a B home.
I don’t think the choice between two potential Ip’s would boil down to something as simple as Wb or BV.
Brenda has some great points but BV can now be rendered and bagged with good effect as well!

Most lenders have a term of 5 years for the IO period – some are ten. You can usually negotiate an extension.
I wouldn’t bother splitting the IO. Just make it 100% IO and then pay whatever you want into the loan. Just because it is IO doesn’t mean you cannot pay extra.
