    simon,

I completely agree with your thoughts on this. Especially, as these days, Accountants and Solicitors offer a in-house mortgage brokering service.

    thanks

    Mel,

Thanks for your reply. You seemed a little peeved that I dare air my view on this topic.[}:)]

To answer your question, I was assuming that others who have sourced loans for properties in certain postcode areas might be able to share that information.

Remember, this is NOT a mortgage broker Forum,[B)] but a forum where borrowers can discuss and assist others.[:D][:D]

It just seems to me that it has been hi-jacked by the mortgage brokers!!

    thanks

Thanks for everyone’s reply. Gee it seems that many people are very thined skinned.

Lets face it, the regular mortgage brokers using this site do so to generate business. Most of them advertise the fact that they are mortgage broker in their email address?

I was under the opinion that this site was not for ‘business gain’ or advertising purposes.
Also, how many times do you see a brokers reply to a matter raised for discussion, end by saying contact me???

Why carn’t the so called free advice they give just be posted by them, without reference to the fact that they are a broker by their email address,, etc???

I stand by my opinion that they troll this site for leads and that is plainly obvious.

This site is for borrowers to discuss finance options and matters, not to provide certain regular brokers with their leads!.[V]

    Thanks

    Montrose

I found a great guy. He is located at Bathurst but can do most things via email, fax and Express Post. He also seems to go to Sydney every 2 weeks or so. He is great with wraps and IP’s, etc

    Call 1 800 63 86 86, ask for Tony Hill

Hope he can help you too!

Some Towns have a high rental demand and have not been done over by City investors. Many of the large rural Towns are having an oversupply of rental properties due to alot of City investor activity.

I purchased 3 mortgagee sales, one for $15k, one for $40k and the other for $45k. that’s a total of $100k and I will spend a further $20k on them. They will all rent out at around the $120 p/w, a total of $360p/w.The return is very high and there is heaps of capital gain also.[:D]

It took me about three months to find each property.Keep looking.[^]

cheers montrose, whereabouts and how are you finding it???? would be interested to talk to you, do you think that targeting small towns with growth is a viable option in purchasing and renovating and selling them, i see it as a bit of an untapped market,

    Bear,
To your original question about lies to the lender.
My fifteen years of Police experience tells me that you will commit the offence of ‘obtain money by deception’, under the Crimes Act. People do get charged with this crime very frequently and sometimes go to jail[:(!]

The same most probably applies to those who do not inform their lender or LMI that they are wrapping.[B)]

Be very careful in taking advice from all the guru’s and brokers about wrap finance, you are the one who will end up in it, not them![:O]

    regards

    Tony[8]
