    You just need to work within the rules presented to you at the time.
    Everything Steve did was legit, and I assume that everything he is doing now is legit.

    Some people I work with, and other friends have these and other similar gadgets, yet complain they can’t get into the housing market.
    If only they could hear themsleves.

    Btw, no plasma screen for me, yet.

    I saw that last night also.
    It annoys me when I see beat up stories about dodgy operators, then likens all wrappers to them.
    I do feel sorry for the people who purchased the property, but there must be some blame placed upon them for entering the contract to begin with.
    There are plenty of people/organisations offering vendor finance, and this one seemed to have them most fees I have ever seen. Just as one would compare different loans with a bank, these people should compare different terms and contracts with wrappers.
    What also annoys me is that one week TT is giving wraps a good profile with operators such as Rick Otton, then the next they are exposing a sham operator, whislt claiming that wraps should be avoided at all costs.

    The issue, and this is nothing new, is that it is the people behind the wrap that make the deals good or bad. Not the process of wrapping itself.

    What prices are similar places selling for in the area?
    Is the purchase price itself market or above market value?

    Rick Otton tries to get people throught the house while it is settling, so that they are ready to go straight away.
    Once again this is to reduce the amount of time you are paying interest without the income.

    That sound right Pisces,

    It seems that the margin you are trying to make is too much.
    It would have been better to make a smaller gain than to pay 8 weeks of interest etc. If you were to make less on the deal, then move on you would still be in front.

    I have to agree with CRJ, the informatione age is what its about. SO much easier to see what prices are on the other side of the country with the net. Also so much cheaper to contact agents over there with email, even internationally.

    Personally, I would prefer to buy a product off someone who wasn’t as high profile. The old Rick as such. No fancy suits, fancy cars.
    Then again, plenty of people aspire to these sorts of material goals.

    This is where you have to decide what profit you want to make. It does help to buy cheaply to start with.
    With the numbers you have given, it would seem unlikely that you would have people rushing for the deal.
    If you were to charge 8.07% and make a bit less, it may get more interest.

    We have used Janet Scott and associates, and also Peter Worrel Lawyers.
    Janet Scott is cheaper, and they both have a good reputation.

    I have to agree with Kay,
    If you read enough posts you will hopefully form your own opinion. Many people in this forum have differing techniques and views on the whole game.

    Acey,
    Your history at Somersoft does carry over to here for some people. Not everyone uses only the one forum.
    I do think that it sould have some merit to get rid of the post count altogether, as some people will take number of posts to reflect a level of investing knowledge.

    The only thing that the number of posts made indicates, is the number of post made.
    It hasn’t neccesarily got anything to do with an individuals ability or experience in RE investing.
    There are other areas of the forum which are less serious, although each post cosnts the same.
