    thanks for all the inputs, i do not suggesting it, i just need opinion on this as i read it on books.

    shanebal, what the reason you think the vendor wont accept the clause?

    if they already sign the contract then we cant get out from it. how bout if they have not sign and accept the contract. can we get away from it?

    again, i am not suggestting and not planning to implement it, just a general information on hows the culture here in australia. thanks

    yeah i do read from the books and just wondering if there is a sensible way to protect yourself. while you might be able to offer the buyer to be able to terminate your offer in 7 days if there is better offer. how bout that?

    still_in_school, To charge the sourcing fees, do you go and put some deposits in to hold on to the property?

    as i found few and if you could source them out, we can negotiate deals

    thanks mel i got the idea. so people suggested that the property price may fall or remain as the interest rate are predicted to fall since AUD is so strong that may caused inflation?

    so how we find the property thats going to default? contact the lending institute?

    im not expert in this areas, but i think that as long as location, location, location criterias are met. there is no right time to buy the property. correct me on this pls. im new but thats why i think

    i recon that the capital gain is minimal as its +ve CF IP, my guess would be around 3-5%

    i think it wont be that way, not all people willing to take the actions, thats make the diffrent of people that successful or not.

    so, any other input of whats your yield on +ve CF IP? as I need some opinion to make up my strategy as i guess that 13% cash on cash return is good enough or not.

    dun give up, keep searching they are there, a diamond in the bush. i found few and getting finance pre-approve now, as the deals all sold in less than 1 weeks. keep in touch with the RE agent on the areas you are intending to invest, so something comes up they can inform you.

    thanks heaps on instant respond. Say all i need is just interest payment only for my ip loan, would it affect much if i just choose the lowest term say:
    ACE HL RI Variable – Standard initial interest 5.89%, comparison rate 5.96 ongoing fee nil total startup cost 1045

    compare to

    ANZ RI Variable initial rate 6.57, comparison rate 6.61 ongoing fee none, total start up cost 600

    why some people choose ANZ instead of ACE? will i be better of with ACE?

    yes. that fill in all my doubts, yes again for future borrowing ability, that could hurt, thats why there not many people that have more than 2 investment properties, guess that explains itself.

    the headache of management on +cf can be troublesome, need some good PMs

    the quite hard part on +cf IP is looking for the property itself i recon, while there is plenty of -ve which have reasonable growth.
