Would be a good idea to do some homework on who the stakeholders are and what money changes hands and goes where with DHA properties. Then you might understand the motives behind some rent appraisals.

Interestingly though I have a DHA property in canberra for which I just received a $70pw increase!!

    Still not sure why?

I am glad to have had the insight of living on the east coast to see the boom in 2002-2003 first hand. “I just cant see an end to it” everyone was saying….

Now i am seeing all this repeat itself here in Perth. I am not the most savvy investor out there but my gut feeling when I see some dump in Bayswater asking 600k (surprisingly still on the market a few months later) is that the value is just not there.

Worth considering is that there has been a spike in the number of properties for sale in the last month, some say the market is just taking a breath due to the recent rate hike. But we’ll see….

Thats why many financially savy people here want to become a seperate country and stop being sucked of this enormous wealth by the rest of Australia.

I have heard this sort of talk several times recently. There is a real mood of arrogance in WA at the moment. Keep in mind we are being propped up by ONE sector of the economy. Now that one sector is obviously giving us a massive boost, and yes it may last a while, but I would hate to see WA come grovelling back to the eastern states because the demand dries up. Nothing lasts forever….

    Hello guys

I am now living in perth after moving from the NT, and east coast (in the military so dont really call anywhere home).

I must say this has been a very interesting thread!

I have found exactly what you guys have been talking about here in Perth (RE agents suggesting 100,000 above the asking price), and yes I am very disillusioned by it all.

I am lucky enough to have one IP here in Perth and one in Darwin, so its not all bad, but it is heartbreaking to see a dump in bayswater asking 650,000!!!

I guess I dont really have anything to offer to the thread, just wanted to say I share your sentiments.

It kills me to see fully renovated and very well presented houses in Melbourne, for example, asking around the 550,000 mark, when the same thing here would start at 7-800,000.

I would love to move back there but, as i said, i am in the military so I dont have a choice.

“I have one with Elders formerly Raine and Horne, if you don’t want your insurance paid, keys lost, no calls returned, no inspections done, then they are the ones for you”

We have had bad experiences with this mob as well. To my knowledge they dont actually have any property managers as such. Which means no one is actually accountable for any one property. This results in phone calls etc being handballed around the office and therefore no calls returned, no inspections being done, inspections being done without notice (which happened to us!), and all sorts of other issues.

I have heard a lot of negative things about property managers in Darwin which is why I wanted to ask for advice. Just typical of territory service i guess!

Shaun: Just called allied, they do seem very reasonable, thanks for the advice.
