    Hi nordic

    I believe that kitchens now form part of your building depreciation, and as such, can only be claimed at 2.5% over 40 years. But check with depreciator (aka Scott) on this site, or ask your accountant – or the ATO.

    I loooove Tony – he is a big guy and carries it off really well. For the dishonest among us, and you blokes, his wife Sage is a bit of alright too…

    Gatsby, you are without doubt one of the nuttiest people on this forum – and there are a few to pick from[biggrin]

    As to the question – Guilty as charged.

    I am so proud of myself though – I managed to go away for almost a week, and only thought about the forum a couple of times a day.[biggrin]

    It was far too nice weather to sit inside all day – or find a library or (god forbid) somewhere that I had to pay to use the computer….

    I’m back – in fact got back on Thurs night, and have been ‘strong’ enough to avoid the computer until now…..

    Kay, went down to Ulladulla. Houses down there have gone through the roof. Mum and Dad paid an ‘expensive’ $159K for their 4 bed, ensuite place, and you would be very lucky indeed to find any for less than $400K less than 4 years later….

    But surely if you had claimed all those ‘smaller’ items, your premiums would continue to rise…….

    Stamp duty savings are possible in Victoria for OTP purchases – I believe it is levied on what state the building is actually at….

    Calypso, I would have thought that you would need to assume the entire lease, and what you would offer the students is a lease with you. I wouldn’t really be interested to sign up with you and be on the lease with the agency….

    why don’t you find a property to start with, and move into it. Then rent out the other rooms while you are living there. At least that way you may have subsidised rent for yourself, and you will know how it all will work before you embark on a large scale process….

    Balliez, the property for sale is the freehold, rather than the business – so the landlord doesn’t really have to worry about the operating costs of the petrol station.

    Steve, $200K to me sounds like a really cheap price – especially for petrol station and residence!!! What’s the population?

    Ha ha Aussie [biggrin]. Not quite what I meant…

    Kay, I was more thinking of the lady saving her credit rating if she can sell her house herself and pay back the debt the bank is demanding.

    Stu, if the bank only demands it is sold, and takes the proceeds, does that still cause a default? Or is the default caused by getting into the trouble in the first place?

    A negatively geared property should not stay negative forever…. Hopefully it’s in a good area, and you WILL get growth (over the long term, not just next 12 months).

    In the meantime, rents do rise also over time, and so if you keep your payments the same, eventually rents will catch up and overtake payments, therefore making your property positive cashflow. If you are young and intend to work for another 10 or more years, or love your job and don’t intend to ever stop, then there is absolutely nothing wrong with this strategy…

    I’m like Kay though – I love those tax cheques!!
