    We bought our first PPOR in Melton LY and have found the area to be excellent. Infrastructure is well established with shopping centres, schools and universities; the council has a strong emphasis on sustainability and there is an active community base with festivals and other local events on all the time.

    Long term we are intending to turn our PPOR into an IP – with vacancy rates for the suburb at 0.9% LY and more infrastructure to come with the Deer Park bypass, this is an area not to overlook if you're trying to get your toe in the market…

    thanks everyone – I feel like a fool!

    we went with people who were recommended by trusted friends and it seems like we've copped a lawyer who is having a breakdown and a mortgage consultant with time management issues.

    i've fired the lawyer and demanded that the mortgage consultant forward me the contracts.

    i've got a conveyancer on the case now who has assured me that she will be able to sort it all out today…

    i'm so frustrated as I don't feel like we walked into this blindly – we did everything we thought we were supposed to, but I really feel let down by those who were in positions of authority.

    Guess its still my fault though – will know for next time!!

    Thanks everyone for your help – you're advice has been very re-assuring.

    To be honest, we were a little rattled because although we expected to have to do some repairs it was the things that we couldn't see (such as rotted flooring under the bathroom) that surprised us…

    We've decided to go for it anyway and focus on the positives of the property.

    Thanks Mick – that's pretty much what I suspected…

    We did make the contract subject to satifactory building and pest report' so we are ok there.
