    What about Bendigo, slightly further out,  anyone have an opinion?

    My experience with VCAT, in Victoria of course, was not so positive. 

    The fact  that one letter which did not arrive in the post, I put my hand on the good book and stated this, did nothing to stop VCAT letting the tenants getting away with my $4000 in unpaid rent and damages.

    Even after I applied for a review of the hearing there was no mechanism to stop the bond being released back to the tenant while we waited for the review hearing.

    It made no difference that the tenants did'nt show for any hearing what so ever. Nor that i dotted every i and crossed every t with my application.

    As a result i'll never manage my own rental again, and everythime a tenant wants repairs, well lets see what they have done to deserve it.  Yes awful experience left it's mark on me.

    Hi sounds like your got your hands full.

    This might seem a bit personal but from our experience, if your into DIY and your partner is not so much, as in our situation.

    I'm sure your partner is great at something, it helps when each has there own area of responsibility and there own area of pride.
    Renovation – Stress – relationship not always a great combo.

    I read the manual and decided to drop the hebel idea for this project. It's a matter of changing mid-stream, or putting my energy into the next deal. I decided the latter.

    Yes it's brick veneer but with hebel. I've seen that it comes in slabs about 1.2 x 500.

    The plan would be to cement render and then paint it.

    Initially, I considered hebel for the cost's compared to brick, which I'm now I'm not sure exactly if there is a difference after costs of rendering. Secondly, for fire/noise and I heard it had very good insulation properties contributing to, but not of itself,  5-star energy ratings.  And I personally like the rendered look.

    I seems your've had good experiences with hebel.

    I'll down load the manual.

    Hi Donkey'

    white hills is about 3-5 kms north of bendigo, a mixed demographic with new housing estates flanking mostly on the northern side.

    Midland hwy and Napier st main arteries busy all hours of day.

    In the high growth corridor heading out to epsom, I heard but probably not fact, that getting finance for epsom house and land sometimes not getting through to much growth in 2003-2006 and prices now stagnant. But some are sucessfully sub-dividing yet others are doing better in other sections of bendigo.

    White hills has a portion of the industrial, yet schools, trsansport and shopping close.

    I think the further out from lake the less desirable. Depends what your after.
