    Hi Sunny, you can check out this page http://www.rebaa.com.au/. It is the web page of Australian Buyer's Agents Association. It is a lot of great info there. Also, Buyer's Agent fee depends on what you are looking for. I recommend just calling around and ask several buyer's agents about  theircharged  fee.

    I have never been in such situation and I guess things like this happen when you rent your property to people. I think that your manager has to be hold reliable since it is her fault for not sending the breech notice. I understand you want an advice from people who had similar experience, but I am thinking about renting my house in Melbourne to tenants and just was wondering if tenants often end up not paying the rent and how long court procedures take…

    I would go with the option 3: to keep the house and invest in 400k property. But for your security I would consult with a broker before making any decision.

    I personally do not buy at auctions. You have to buy a property fast and I like to research prior to buying. Also, I do no like buying blindly and end up paying higher price than if I was buying privately.

    I would use a Buyer's agent especially if you are buying in an area you are not familiar with. It is always better to have someone knowledgeable in real estate to help you to get the best deal.

    I agree. I follow American news and this current upcoming Presidential election. It is a real joke to me, Both candidates lie and just try to say whatever their supporters want. Obama says things that poor dying middle class want when Romney says everything that rich 1% want. As I mentioned the history repeats itself and all of us responsible for it because we let it happen…

    I would personally go with 20 years. I do not like repaying for something for long. Always try to pay a loan before a due date.

    I agree with previous posts. It is always better to own than rent. To me just spending money on rent is like wasting money over and over. But you still need to weigh all advantages and risks associating with owning a house: maintenance cost and etc.

    Good luck in interviewing you candidates and do not forget to ask important questions such as how long he/she has been in the property management business, who will specifically manage the property on the daily basis,rent collection process, how they advertise property and etc.

    You wrote quite a bit. Let me disagree with you. The US has far from superior education.. Believe me I have studied in the US and other countries have far better education especially middle and high school one. Also, Wall Street knowing how to make money does nothing good to me. I truly believe that the middle class is the very important tool of the economy. The middle class buys the most and most of companies when they sell something – target the middle class. The cheap labor does nothing good since most of Americans are out of jobs because of it and cannot even pay their rent.

    I see two options here: to get everything in writing and notarized for the best protection or just install fans yourself and increase rent. I would probably go with the second option, though.

    I would do the throughout investigation first. I am not a risky person, so I would probably stick with the current property, which already has a positive cash flow. However, if you believe that your friend can help you to make more money- then go for it, but, of course, after a careful investigation.

    If the tenant knew about the heating situation in a house before you moved in, they definitely can ask for an upgrade, but their rent must be increased. I would recommend you to tell them that you would install additional heat pump, but due to the pricey renovation, they have to agree to an immediate price increase. In my opinion it would be the fairest solution. However, if they disagree to the rent increase, then they just can move out.

    Let me disagree with you on this. I would not want to be American low class and I am sure plenty of non Americans would agree with me. And actually putting people to jail does make money, especially with the number of private prisons operating in the US. The US is the pure capitalistic country, everything has to make money over there.

    Thank you, Nathan. I will sure do! For now I am just researching this idea:trying to get as much information as I can. So far it looks that with all foreclosures it is more people rent apartments nowadays in the US.

    Sure, it will increase the price. Plenty of home buyers have families and kids, often more than one. Thus, they will need more than two bedrooms for sure. I would also recommend building additional bathrooms for each bedroom. It will definitely increase the property value

    I read that Perth property prices will go up by the end of the year. So I recommend you buy Perth property now, before its prices will be too high. But really who knows how long property prices are going to last.

    I am not a plumber, but quotes that your plumber provided to you sound ridiculous. Did you try to talk to your insurance company? May be they will agree to cover some of  the cost.

    I agree. It probably won't completely disappear, but it is shrinking pretty bad now. My American friends told me plenty of stories about high paying professional working for lower pay and unable to pay their mortgages, car insurance, car loans and etc. I really hope American economic situation won't  affect Australia.
