    If it was in Yen, you want to make sure that you obtain the loan when the AUD is much weaker than it is now.

    The real concern is even if you successfully hold out, they could potentially block your development, as the assessors of your application.

    If he wants to continue, he needs to complete settlement. Change the locks and get your solicitor to talk to his. See what your solicitor says, but I would send him a bill for the damage caused. What sized deposit have you received?

    You are the seller and have received your money? Why do you care what the buyer does after settlement?

    I’m travelling to Mackay next weekend to start doing my due diligence on buying there. Its my next “safe” hotspot pick. Gets the upside of the mining boom, without the downside of a small mining town.

    He is associated with cashflow capital. I think it is worth attending to hear what they have to say. They offer a range of services aiming to offer positive cashflow properties at reasonable prices. I am going to USA with them in September on a guided tour. I think Andre will be one of the tour leaders.

    Are you trying to source deals in Australia or China?

    My understanding is that you really need to be there in person to pull them together. Perhaps wait until you are back in Australia before looking at this kind of intensive training.

    I use it and am pretty happy with it. I am developing and the key advantages are:
    1. Can see block dimensions
    2. Can see listings across multiple websites. This would save me at least an hour a day as I don’t need to look at every site for new listings

    It was better previously however when it was aligned to pricefinder. The pricefinder system allows you to look over an area and see all the sales prices over time for each house. It is a fantastic way to learn values in a market.

    I couldn’t attend this year, but should be able to make it in Sydney next year.

    Last year’s Marty Ayles presentation changed my life, it was so inspiring. In the 12 months since, I have progressed towards developing 3 townhouse sites with close to $2 million profit. The first development site starts construction this week and have 2 others going through the DA process at the moment.

    In 12-18 months I will be able to chuck in the corporate job and do what I want with my time, being semi-retired before 40 and just pursue what I am interested in.

    Thanks for the advice Jay.

    I am a developer here in Australia, (not a builder however). I’m currently getting 30-40% net margin on costs, but don’t see this lasting much longer. Would the banks lend to me as a foreigner for development loans, or am I looking at hard money loans? If you could PM me any contacts, that would be much appreciated.

    Jay, what do you think the $1k lots of land are likely to be worth in 5 years? Will they still be $1k or could they be $10-20k?

    It is all going to come down to credit availability. When you see Americans able to purchase easily again as the banks loosen the purse strings, then property prices can take off again, especially with the low long term rates available. Hopefully financing also opens up for international investors at the same time, so we can ride the wave up. Until credit unfreezes, prices can’t move.

    The way I plan to set things up, I would need to lend at 25-30% to my LLC, which may raise a few eyebrows.

    Will this strategy pass the ATO test that the structure is set up to primarily minimise tax? Sounds unlikely. Or perhaps they don’t care as it is IRS that misses out?
