Is it essential to have a cash deposit saved up to buy a house up for auction? Or is equity in an investment property I own enough to do this?

Finance for me will not be a problem and not sure what you mean by "onsell".

My idea would be to buy, eventually pay off and receive the rent as cashflow. Looking for possible flaws in this plan.
