    Hi All,

    OK so my plan is to go to INCPARADISE in Vegas (http://www.incparadise.net), open an LLC.

    Then go to Citibank at 495 E Silverado Ranch Blvd Las Vegas and open a Business Bank account.

    INCPARADISE have a mail forwarding facility with US Street address http://www.incparadise.net/text/mail-forwarding.htm.

    Anything I'm missing here?

    Any docs I should take.

    Im located in Sydney. Do you think it matters if I get the plans drawn up by somebody in Armidale or just use a Sydney Designer as they are more plentiful

    Block is in Armidale NSW. Spoke to 2 Architects. Got a quote for $21000 just to lodge DA. This quote does not include Council, Surveyor or Engineer fees. Seems steep to me.

    The Land is in ARMIDALE , NSW. I did some research and found only 2 Architects. They both quoted roughly the same figures ($30K – $50K). I did not even know that you could get a Building Designer or Draftsman to do the drawings to for the initial DA Application. 

    I didn't now there was planning and working drawings. I assumed that you just got plans drwan up and that was it.

    So Im guessing that the Architect would cover sourcing the relevent people such as surveyors etc and they would take care of the feasibility study etc.

    Otherwise if I go to a draftsman I would have to get  and pay for the Feasibility study etc  myself and also find these people.

    Thanks Tysonboss1. Steve talked about this when he was in Sydney a couple of weeks ago and basically said that if the FHOG is not extended then this will have serious implications for the housing market. I guess we will see some frantic activity in the housing market (especially the low end) until June 30th ,then who knows. This will also be bad news for developers and renovators as the buyers are going to dry up.

    Hi Batts,

    Do you know as an OZ investor in the US, how much deposit do you require (5%, 10% etc). Can you use equity in property here to obtain a loan and is there much problems obtaining finance.
    What about Stamp Duty and costs?

    Would like to hear more.
