    is there away to paying out my loan and increasing my mortgage application?
    getting rid of the credit card isnt a problem.
    how much would you recommand i have if i was to try and get a laon for$300k? and i am intitiled to the first home owners grant.

    From the information i have given how much do you think i will be able to burrow?.

    Sorry for bringing the topic back alive… but any thoughts on wentworthvile and surroundings areas e.g westmead and Pendle hill?.

    also does anyone know any area that maybe a good place to start your first investment property? with a price range between $250-$330?

    Hi,

    I just work at Rydalmere and would be interested in chatting and learning abit more.

    as prev post suggestesd I dont think I will be rushing into any application forms at this stage until my craa has been cleaned.

    but like i said I would be more the Happy to chat and know my options.

    Could anyone recommand any brokers around Parramatta sydney area?

    obviously there is still alot of things that i need to know.

    what kind of questions should i be asking?

    and how do i know a good offer from a bad one?

    I will be living in this property that i hope to get.

    I dont think this has anything to do with my Craa.

    Im sure its more a place where landlords/agents can list you if you have ever rented before.

    Trading Reference Australia,
    How do you know if you have been listed with them?
    or is that just an authority for the Agents to Contact my References?

    I dont think the agents will be looking at my craa file without my approval, but your right honesty is the way to go so if they need to check it, I will mention my defaults which are now listed and Paid in Full. Im just waiting for it to be removed which will happen by the end of november.

    hi guys,

    Thanks heaps for all your comments somthing that I will do on my next application.

    PK, It was my original plan to go for a home loan but I have decided to wait until my Craa has been lifted and fixed, I have already Paid in full all my defaults but have decided to wait until the end of next year to apply for a home loan as I dont want to Pay extra rates due to these faults.

    I will diffenately try and organise a guarantor, but it will be very hard because my parents have passed away and I dont want to envolve anyone with my bussiness, but I guess I will need to let go of my pride.

    How do I know if its been knocked back or just missing out? I did how ever ask a few agents and it seems all the same, “they owners have decided to Pick another Applicate”. how do I know if they are just saying that?

    Im not worried about my apprerance as I know I like to be well dressed and gromed. : )

    I am staying with family at the moment, but would like to have my own space.

    how do you check if you are blacklisted or not? I know that I shouldnt be because this would be my first time renting.

    and I reside at Sydney, looking for a place near my work.

    I generally wear what ever I am comforatable with.
    In saying that I wouldn’t show up in thongs and stubby shorts for an interview or a house inspection.
    Im usually wearing Jeans with a nice top.

    No I have no pets and a casual smoker.

    Though you maybe right about me being at a young age, though with renting you dont generally deal with the Owners of the home but with the Agents.

    No it hasn’t been paid yet but I am trying to get on top of things.

    I have been trying to get into the correct department of Vodafone but only leads me to many transfers to eventually call be terminated on.

    anyways I do plan on paying this debt dont get me wrong.

    there was also another option which was given to me by a broker to maybe bend the rules abit and say that there is a dipute on this debt, which to be honest with you guys its not somthing I want to be doing.
    purely because I know it was my own error and dont want to start lying to get a loan as It may only result me to more problems and complications.

    So from what I have gathered from all the replies:

    * After 5years from when it was listed this will be removed and will not be listed again. which means it cannot be double listed.

    *There is noway Craa can be removed unless it was an error.

    I am 24 and the default is with vodafone.

    there is no dispute in it. It was just me having some financial difficulties at the time.

    the default will be removed by the end of next year, Does anyone know regardless if it was paid or not does it automatically get removed from your craa?

    Now I always thought that once your craa has been affected then after 4years it will be removed from your public file and cannot be listed again.

    is this correct?

    I have saved up 10k,

    And Have a minor default on my craa.

    Which i was told because It was minor it is posible that some Financial Companies can void that provided that I have stable job.
