your are right,shi&#8230;&#8230; wont run uphill but that wont stop you from developing,you use a step up,in other words a pump. in victoria anyway.<br />
storm water is another issue, but their are ways around that also.<br />

one other thing to take into account are your expenses,over 3 properties i have and they range in age from 5-50years,expenses run out at 30% of my gross rent excluding interest.</p>

only owe 30k on ppor val 310k<br />
other ip val at 130k own outright<br />
bad business debt owe 40k<br />
owe 230k on ip val at 230k<br />
the other 20k is sitting in the offset which forms part of the 60k available.<br />
