Hi DD, call me sentimental, but I just cant sell an IP, especially when I know its got potential to still go UP…. I am a little conservative.

    Thanks everyone for help.

    Scott,
This property I am referring to is pre-85, I do not have a schedule and am slowly renovating.

I will now be looking at modifications/upgrading kitchen shortly. So want to clarify – you are recommending I keep receipts and that my accountant processes.
The big plan is to eventually have the home totally revamped almost like new if that is possible.
    Cheers.

Hi Misty, find myself in similar siutation. Buy a cheapie (+ve geared) regional IP, or other.
My concern is the CG issue, what if it just does not appreciate and the rent gets eaten away by repairs, as property is old….. and then you cant sell the IP as no one wants to live there.

Sorry, I’m not providing much help…

Thanks SIS, I am really trying to adopt this philosophy as I am waaaay too emotional when purchasing. Maybe I should be buying SIGHT UNSEEN this may have its downers but if it fits the criteria and I obtain all the appropriate check, building etc. it may help.
I read a book recently by M Lomas and was astounded to read that she actually owns properties which she has never, ever seen. These have met her written criteria, she stated that this was a distinct advantage to property purchase.

Agree. It did not move much when America’s Cup was on but now Fremantle’s median price well over $400,000 depending what part.
Developers also pumping pot loads of money..
