    good point will check out sales this weekend, I may use carpet in bedrooms only. There’s a guy I could use to lay carpet so should work out OK.

    I also like floorboards, perhaps if I went mat finish this may help. I’ll be getting a price hopefully this week.

    Hi Simon, thanks for that info. The climate will be hot and dry most of year.
    I dont think the carpet I was looking at was industrial grade, will check this out.

    Hi all,

    I have also just purchased an IP which settles in 30 days.

    The property is vacant and renovations will be commencing as soon as possible well before settlement.

    Tradespeople will be accessing key from agent as I will not be available.

    Though unsual to say the least I can only see the benefits for me in this arrangement, saving money and time.

    HI all,

    From my experience I have found the 11 second rule not making alot of sense, even though I find a property which appears to meet the criteria.

    The Jaffa Pos. Calc. tells me a different story, and there is not enough money in most deals to make it worth while, considering risks involved etc.

    Anyone out there experiencing same….[eh]

    OK, great.

    LOL. I know I’ll remember that one.

    By the way, stupid question, but who made up these abbreviations up in the first instance. Was there some sort of working party set up or whatever etc. etc. (only joking, I know my daughter would say “Lame”).

    Anyway, hope to be able to use and remember some of these.

    Hi SD, great, will go for this sounds like it will do the trick[strum]. Though will need to be careful that the creepers are not invasive.

    Monopoly, thanks, $6K wow – I would expect it to look awsome at that price.
    However, it would be overkill for this property, I only paid $25,000 for the house. My car cost more than the house…. though, cant complain about that. Car only goes down in value[rolleyesanim]

    Hi Monopoly,

    I guess it depends how irregular it is, this could possibly effect resale. I wonder how many people infact worry about this when purchasing properties. This certainly would not be a major concern for me unless I were considering buying for subdividing purposes down the track.

    From what you have stated it has the LOCATION factor, probably more important.

    Hi all,

    without mentioning details of town it is officially referred to as A REGIONAL CENTRE services an area with population of over 18,000 people.

    All official documentation (including Gvt literature) states it is a “Regional Centre” and I can only assume must meet a particular criteria. I have 14 (A4 pages) listing all the businesses in this centre.

    Out of interest I would like your definition on country town?

    Hi Del, I actually heard it from a morgage broker here in WA. He has dealt with our business loans only.

    I must admit I was surprised, as I had not heard of this before.

    I thought this applied only to commerical props.
