Hi Misty, find myself in similar siutation. Buy a cheapie (+ve geared) regional IP, or other.
My concern is the CG issue, what if it just does not appreciate and the rent gets eaten away by repairs, as property is old….. and then you cant sell the IP as no one wants to live there.Sorry, I’m not providing much help…

Thanks SIS, I am really trying to adopt this philosophy as I am waaaay too emotional when purchasing. Maybe I should be buying SIGHT UNSEEN this may have its downers but if it fits the criteria and I obtain all the appropriate check, building etc. it may help.

Agree. It did not move much when America’s Cup was on but now Fremantle’s median price well over $400,000 depending what part.

I have purchased in “ex-housing commission ” area in Perth.
Have had minimal problems with renting out infact have had excellent clients and always rented. Have had phenominal capital growth, better still. I have my eye on others now.

Holiday homes – depending where the Holiday home is will deterimine to a degree the vacancy rate and rental income. Holiday homes can be rented on a short term basis say (3 months) which is usually rented at a cheaper rate.
