    It is a minefield isn't it!! Don't really have much to offer except the property in the town with the pop of 3000 you may have trouble with finance.

    Don't do it!!! It makes thing too familiar.
    Is a pill if things go pear shaped and you don't live close by – you have to attend tribunal hearings in the location of the rental property

    If your finance is ready to go and can do a quick settlement – why not offer $287500 with the view of getting it for $290-292500?

    This one just came up in a complex we have a property in – across the road from the beach, has a communal pool. I really believe in Seaford and think it will continue to rise as more and more infrastructure occurs in Frankston. No internal pictures though so assuming it has had some reno work at that price as we got ours 12 months ago for $284k unrenovated from the same agent who I cannot speak about highly enough

    We live in Seaford bought there a year ago and yes I think you would be crazy to sell as prices are still on the up. I also think you may be surprised as I believe a 2 bedroom house close to beach would be more than $360 – so I think you may have more equity

    MIne is a excel spreadsheet – I am happy to share. My GF gave it to me – they have 10 properties, I think it originally came from her accountant

    Don’t self managed and don’t give the keys until you have the bond – hard lesson learnt, still playing catch up with bills because of this

    Sounds steep to me. We pay $240 for our tax returns. We prepare the excel deduction spreadsheet & have our depreciation schedule. If you work for the government let me know & I can give you the details – as it part of a benevolent society.
    We are very average wage earners and we are getting around $7500 return

    Thanks akirk – have contacted the conveyancer. She is reviewing the files and going to get back to us.
    Interestingly, the government departments I have spoken too all agree this scenario should not of occurred and are pushing back on the seller/developer.
    Anyway it is it a $1600 bill I am not too keen on paying!!!!

    What do you think the bank would value the house at now? Have you meet the requirements of the FHOG?

    Don’t really know the area – but it presents very well. Does it have dishwasher/aircon?
    I think a secure front yard would appeal to families with children. Are you open to pets? When is the agent scheduling the openings?

    I saw this on Better Hones & Gardens a while back – looked great. There was some hold ups getting the unit on top of the building, from memory forgot to get a permit, had to do it within the time that the trams didn’t run, and had to reattempt another day due to wind
