    an accident is an accident. But yes i would be miffed that they didn't respect the property and report it. I would get them out when their lease expires

    How old is the house? Did you have a building inspection conducted when you purchased it?

    is there is a certificate of occupancy issued?

    we paid approx 3 years ago $6k to restump a 12square post 2nd world war cottage that was about that distance off the ground (they have very small employees)

    slightly off topic – when we lived in Darwin, friends rented an abode that was a train converted into a house – the drivers part was the kitchen, you entered in the middle which was the living area and the other end was bathroom and bedroom. It was great.

    We have used conveyancers but our last purchase required a lawyer to witness our signature and it cost $200 – so will only use Lawyers from now on

    This is our current PPOR but we are renovating with IP in mind. Once fully renovated we will move out.

    As ours is a 2 bed/2 storey townhouse we figure someone with a disability wouldn't consider our house because of the stairs. But we may get a tenant with a child as there is a communal pool and playground in the complex.

    Have you considered a wet room as a option for your place?

    We have been tossing around the same scenario with our place. We have come up with putting in a normal bath along the shortest wall with a double shower – shower head on each end of the bath. The bath is going to have spa jets in it (not a heater though). This will free up room to put a double hand basin.

    There is a movie Pacific Heights with Melanie Griffith & Michael Keaton. Keaton rents the room below and turns into the tenant from hell. Definitely worth watching & food for thought

    Bond is only four weeks rent – so if your tenants stop paying rent – you take them to court to get them evicted, trash the joint, leave rubbish there etc – 4 weeks rent isn't going to cover it

    Just thinking out loud – is the 2 bedder now worth more than you initially paid due to the time factor? There may be some equity there?

    good point Scott No Mates – the property we just purchased was vacant.

    So when we made the offer it included the property being available for viewing, and to be cleaned to a standard our Property Manager was happy with – including carpets (we learnt that lesson from the last place we bought).
