    I'm thinking about buying an airstream caravan to put at the back of one of our properties that we plan on holiday renting in the future, that can be used for extra accommodation (under the one booking) & maybe used as an extra room in the interim for our current permanent tenant. Only in the thinking stage at the moment :)

    Have you considered decking tiles? Although they would require to be restained every couple of years

    we just freshen up our courtyard – with mirbou decking tiles. Very happy with the result & the cost was excellent. We sourced directly through a vendor on ebay. They went straight over the old pavers

    Shanin – looks like existing kitchen with the cupboard doors spruced up by being resprayed. The house looks so much lighter and brighter

    Just wanted to add if you do buy this house and negotiate direct with the owner then the real estate agent couldn't claim their fees and tthe introduction didn't come via a real estate agency

    Am I missing something here? Wouldn't the tenant get his car repaired via his insurance and it is up to the insurance company to chase body corpprate insurance or REA or owner. And explain to their insurance company why they repeated continued to further damage their car?
    I agree the access to the garage should be fixed as a priority – especially if you're considering selling the unit.

    I would only self manage if you are close by. Otherwise if the property goes pear shaped and you need to attend tribunal hearings etc they would be near the location of the property – which means time off work etc.
    I recommend getting a PO Box for correspondence – that way the tenant doesn't know where you live.
    Also check out if your insurance is ok with it.

    Hi – ouch I feel your pain. That is for your insurance company to sort out when you lodge your claim.

    If you can find a Property Manager who can be bothered with a furnished place. Takes a lot of effort as everything has to be itemised on condition report with photo's. Unless it is the norm ie. student accom

    Did a cleaner do the cleaning and issue a receipt? Same for a painter?

    We always state pets considered – very rare that we have a tenant with a pet and when there has been it has never been a problem, Is it bad to say would prefer 4 legged or small 2 legged?

    I agree with Jamie about removing the archway. It maybe worth your while to use the services of a colour consultant. They are relatively cheap and I think taubman's? (could be wrong??) offer a service if you buy their paints

    there are some great programs on lifestyle channel (Foxtel) if your lucky enough to have pay tv – or looking for an excuse to justify it

    The numbers seem excellent. I agree the outside is very ugly with huge potential to date very quickly.

    I can't get past the terrible smell down that way though
