We have been tossing around the same scenario with our place. We have come up with putting in a normal bath along the shortest wall with a double shower – shower head on each end of the bath. The bath is going to have spa jets in it (not a heater though). This will free up room to put a double hand basin.

There is a movie Pacific Heights with Melanie Griffith & Michael Keaton. Keaton rents the room below and turns into the tenant from hell. Definitely worth watching & food for thought

Bond is only four weeks rent – so if your tenants stop paying rent – you take them to court to get them evicted, trash the joint, leave rubbish there etc – 4 weeks rent isn't going to cover it

good point Scott No Mates – the property we just purchased was vacant. So when we made the offer it included the property being available for viewing, and to be cleaned to a standard our Property Manager was happy with – including carpets (we learnt that lesson from the last place we bought).
