    ANZ and St georges bank offer the best LOC at the moment. but u need to take care There can be a very good thing but they can also so burn u. u need to speak to a morgauge broker to find out all the details i spoke to MortgageHunter in the forum and he gaave me lots of info.

    if i had a block that was two small to sub devide could i build two houses on it to rent out if i kept everything in my name?

    So if u had to build would dose that make money?

    how much would 2 units cost to build?

    if u keep the land in your name and have a block on 800 can u just build two houses and rent them. i know u could never sell them indervidually but could u do that?

    I’ve been reading this thread and found it really interesting as my stratage i’m thinking of using is buying blocks large enought to subdevide and do something with them like 1.sell the rear block to make frount cash flow + 2. demolish the house sell two blocks or 3. build two houses sell them.. Do u mind if i was what your opions on the ideas are

    I’m still waiting to get my copy. [bawl] Australia post is beening very slow at the moment.

    Steve how long did it take you to write this book?
    and how long did it take to write the 135 in 3.5?

    Steve im in the same boat minus the seminar though i oreded it last week on riday and still no sight of it.

    There are houses in Gossnell area as well as places like willetton, rivervale and wilson. but they will all have to be neg geared. but there under that price

    Im not to shore what people think but perhaps allow pet in the place as long as the pet owner is relieable and it not a rotwheeler. but i see no problem with small dogs or cats.

    As for the pitures even if they leave the wall looking like a fireing range how hard is it to fill in the bullet holes any way. and if it makes and stay longer then it all worth it.

    what kind of returns can you expect to find in NZ i hearing a lot about NZ from this forum. but would it a good place to get a 1st IP.

    ok its not a good idea to have a loc on a investment property but dose it work that way if your residential mortgage. is there much of a difference between loc and a 100% offset account.

    Yes that is them but there have been wanting to sign me up to a line of credit package with anz at 6.47% but a lot of people i’ve spoken too (all of then are my age) say line of credit is a bad thing and im just not shore. im just trying to find out your experiences with them if you use them. do they actually reduse the time it take to pay off a house?
