    i may be interested… what sort of info do the reports generally contain?

    maybe put in a clause that offer subject to agreement to lease with current tenant.. go & have a chat with him if you can… who knows… you may keep rent as is for him or he may offer an extra couple of bucks to remain there without the hassle of moving or he may even want to move out anyway to stay with rellies… sounds like you have a reasonable moral compass but the next bloke may not… the numbers still have to stack up to make it  viable of course, but life is not about who dies with the most houses…!!! How much will $25 /wk cost after tax?? What is the potential for Capital Gain, it may be worth losing a bit to gain a bit more???… if it really is not  do-able then walk away with a clear conscience not that you should be guilty anyway. why not negotiate hard so the numbers do stack up…. best wishes Mackar

    houses are still available in & around Beenleigh… between Brisbane & Gold Coast, good motorway access, around $300k & under, also mentioned in API Magazine's top 100 for future potential growth in Nov 07 issue.

    it may affect the re-sale if it's not council approved… you may have to put in a carport as in some areas you must provide 2 car parking… of course you can go ahead & do it & chance it though, if noone is gonna know… until you try to sell maybe!… Personally I also would talk to council

    you can probably just  tile directly over existing tiles after first putting down a screed to flow… simply pull out drain grate & re fit to new tile …make sure tiler sikaflexes all corners.

    I've never owned one, but when I was in Darwin where there is a lot of DHA Housing, my friends said that it can be hard to sell a DHA property as you have to find an investor only as the lease is still in place… so if there is still a couple of years to go & your life changes & you need to move on, it can be a little difficult sometimes… not all the time of course. other than that… the security of payment is good.

    the 16.5% is a bit rich… i suppose really you're paying for your own painting & floor coverings etc in the long run??

    how about an electric fence??? if vandals are hanging around damaging properties???? (joke)…

    seriously though what about a "Tilt" fence made from pre cast concrete panels…the panels come in up to 6m panels at 1.8m high… simply stand up on concrete piers… the installers use a crane to place… & prop up to support  over night… it's not the cheapest but is good value for a masonry  type fence… very solid…may have to paint every now & again if they graffitti, but they can graffitti any type of fence can't they, at least you can paint over this fence.

    other wise maybe cyclone fencing like they use in Darwin & mass vegetate to get your privacy, hedging,  golden canes, lilli pilli's  etc etc ???

    are you sure you've done all your research & calculations ?? …as you still have so many questions…. have you allowed for fees, taxes rental costs, etc etc…I'm sure you'll go well with your endeavours… which ever they are & I don't mean to sound like a fuddy duddy but maybe you should get all your questions answered prior to making expensive decisions like selling property… best of luck though…

    I bought a $12 bottle of sparkling wine & left it in the sink on ice for our tenants a few years back…. no guarantee at the time it would do anything, but felt it was good to get off to a good start with tenants…. certainly  couldn't do any harm… tenants were very good (maybe just lucky)… & only moved out 2.5 years later because they wanted to relocate to Cairns…

    why not check with the QMBA or BSA …Perry Homes will be members of both of these institutions… you can ask them about complaints made against the builder, check the builder is financially secure, whether there are any legal problems… etc etc…

    maybe also speak to a private certifier in your area if you don't want to speak to your
    local council…. they can probably do all the necessary paperwork for you also

    no offence…but I reckon I'd buy you out too if I was in business with you badgers… ever thought of a career in politics as you seem to only hear what you want to hear… it's very easy to sit back & bag people…. you don't have a monopoly on that… you're quick to rush in with a hastily laid conception of people… who is it that usually rushes in..?? a  —- .
     this'll probably be my last post on this topic as going nowhere….

    by the way… what's on the menu for dinner…?? I could eat a horse… think I've got the sniffles already… (bad joke … I know.)

    Hi Misty,
    it'll depend on what you are building (single, double, three storey),
    construction type ie: floating (or waffle pod) slab or traditional slab design, 
    it may also depend on other information on geotech report, an M class slab can be re classified too…
    contour survey etc may have a bearing although not always…
    an engineer would have to design the structural plans to suit individual criteria…
    there may also be internal beams, screw piers etc etc

    speak to a structural engineer if you need more accurate info though

    I reckon it's good to hear both sides of a topic if for nothing else than it sparks conversation… after a while though the same topic churned over & over also becomes diatribe,  badgers'….
    we are all aware thats markets go well  go badly…. we reaearch & have a go when we feel it is right… we don't always get it right but when we do its worthwhile.
    so thanks badgers for your input… by the way.. you didn't answer my question… what do you have to gain from your slant on life mate…???

    interesting thread here…

    Badgers…do you have anything to gain from your leanings & opinions as you seem to be crowing loud also???

    I think we all push our own barrow… of some kind… sometimes subconciously maybe.

    you seem to be intelligent & well informed & have opinions…that's great..

    I think the funny thing about life is it takes a lifetime to run it's course.. & none of us really
    know what will happen in our tomorrows, plan for the best but expect the worst & cover yourself as well as you can….
    every now & again you have to stick your neck out…

    if tortoises didn't  they'd never see the light of day.. lol…

    some people will always preach "the storm is coming" …. we all know at some point it will & they will be right.. eventually… will they be the "I told you so-er's"?? maybe.. we'll see.

    I say why not bask in the sun while you keep an eye on the horizon???

    maybe I'll get burned who knows.. but with my positive thinking… it'll probably just be a really nice tan!!
