    rising rents

    Scamp Says:  Wrong again. Rents are DROPPING. Like I have said many times before.

    Hmm… I don't know where you live scamp, But i'm having no trouble at all pushing my rents up like there is no tomorrow.
    Last house i rented got 10% more than i was hoping for, and rented within 1 day…!!  AWSOME..!!

    Thanks guys for your help and ideas..

    Sounds interesting. Thinking about getting a pro to do it as i just don't have a lot of time to give it a go.
    It doesn't 'have' to be done, but i think it would bring up the appearance quite well.

    Anyone else got any ideas, post them up so we can all learn something..

    Indeed i would not like a wood heater in my rental house.

    I have also seen a whole sleeper on the loungeroom floor. Slowly, Slowly getting pushed in as it burns away..

    It's Split Systems for my IP's. That's for sure.

    Split Systems – So Easy – So Cheap

    Make it easy/comfortable for your tennants and reap the rewards..!!

    Wood Heaters – OOhhh Sooo Romantic until you need to light the fire, go outside and get more wood, keep it going, collect/buy wood… Sounds like BIG Trouble.

    I remember when i was young and a tennent we nearly burnt a house down. It was Damn cold and wood heaters take so long to warm up after getting home from work we used to have containers of diesel with a dash of super fuel in the house to spice things up a bit. I bet you can guess what nearly happened…

    I have a few IP's and the first few jobs after settlement is new spit systems. They = More Rent $$, Happy Tennents that wan't to stay and best of all they won't resort to there own devices to try and warm your house…

    Lets also not forget the great tax benefits..

    I hear about people that can and can't claim the FHOG all the time.. But it dosen't seem to make any difference.

    I know of quite a lot of people who bought a house for investment and claimed the grant. They have never set foot into it for even 1 night.

    Does any govt people ever even check the details ?? or are they too busy handing out cash ??

    Then there's the story of 6 month old children buying $1mil homes in Sydney and Melb and claiming the grant.

    Interesting, huh..

    Hi,

    I have replaced a couple of sheets a while ago which were damaged. Lucky they are not asbestos. I was thicking that they probably would be… They are just very old James Hardie sheet from many years ago.

    (Lucky for us in the country areas that yes asbestos can go to the local tip no problem, we are even allowed to take it off ourself if we want to. It sure helps keeping those houses pos geared)

    Anyone actually clad a house with those weatherboard panels ??

    Hi Jason,

    Pos Gearing is still out there, It can be done.

    It's a lot harder to find outright though…

    You have to be tricky by buying and subdividing off part of the land to bring your costs down or adding enough value to bring the rents up.

    OR looking outside of the suburbs… Get outa the big city.

    I recently bought a house that gives a 14.5% pos geared return in the country.

    Looking at another that gives 11.5% return.

    Lots of renters, lots of employment in the country areas as well.

    I actually don't own any city property and when people say it's the only way to get capital growth i just smile and think to myself about the 200-400% growth returns over the last 7 years i have had in the country towns. Along with + gearing rental returns.

    Keep looking mate, they sure are out there.

    Hi,

    If you are in Adelaide then go and do yourself a huge favour by booking into the WEA centre in the city for a half day course called "Managing Your Rental Property". Cost is about $55
    Chances are you will decide to manage your properties yourself and keep all those management fees..
    If you still want to go with a rental manager then you will know a LOT more about the process, what questions to ask, etc.
    It's well and truely worth every cent.
