    Thanks for your comments. Next prop we purchase i will ask for plumbers and electricians reports aswell , being niave i thought buiding inspection covered those. i know that within the home there is a feature wall that has a number of small and large chips out of it showing white plaster underneath it looks quite messy. I have asked if vendor has the paint he says hes not sure. Can i ask they fix the wall at thier cost or does the pre inpection only cover the above mentioned. The finance is in unconditional. Do i concern myself with the small details or just things like doors not closing?
    We still got the house under asking price and the prop is under 4 years old and will probably become a rental in the next 12 months to 2 years.

    So true and thanks for your input. The pm i was talking about has 4 properties of my friends and the other day she picked up her handbag and walked out the door never to return. She had found excellant tenants for my friend. The current pm for those properties then told my friend she did not have tenants in her homes.
    Anyone else have good experienced pms they would like to share??

    thanks for your replies. Also does anybody know how to find out how much is owing on a property you wish to purchase or is that private information.?? Thanks again

    Hi have recently built through homestart. I know im an idiot!! however i live in new estate and the best comments and experiences have come from the people who built through Scott Park and Ross North. I know of four other homes in my area that went through homestart and everyone had ligit complaints from wrong tiling in bathrooms to wrong size rooms, delays and customer service Good luck

    Hi guys im not saying karratha is a bad option for investing. My concerns for investing in that town at the moment is. Everyone is selling at high prices, now to me thats already saying not much of a bargain there, second of all if the rent is that high the only people who could continue paying that sort money would be govt agencies and the mining companies. As for fifo the social impact is horrendous but these companies dont give a <edited> how you feel thier there to make money and if fifo is cheaper then thats what they will do.That doesnt relate just to mining companies. I thik youll find that its the managers and supervisors who have theier rent subsidised including all thier utilities. The average worker may have some subsidies. I know in newman bhp get thier workers to ‘buy’ the houses they are renting and after acertain amount of years when the worker decides to leave they are reimburst the repayments. However then the house is already owned by bhp.
    I love the mining industry i used to work in it before i had my daughter. I think karratha is an ok place to invest in but for me thier are smarter investment opurtunities at the moment than going there. Also i know some of you have property up there for sale. i do respect your opinions and hope youll do the same

    Hi john i was talking about long term like the eco tourism etc. If you had read the above attachment you put in on woodside it states that projest is only going to last 4 months. Also under the careers of woodside youll see the majority of workbase is fly in fly out. This is not only cheaper for mining companies but when your paying between $450 and $550 per week for rent as a worker who works 12 hrs whether it be two on one off your working to pay rent. Its a lot more attractive to live in perth on afly in fly out basis. If you also look into mining companys youll see that the shift is gearing towards more and more fly in fly out because its cheaper for them. Newman is another keetle of fish.

    Sorry forgot to mention calling the town planning department too. I found that say with Karratha the real estate agents are saying “THE TOWN IS BOOMING , SO MANY NEW PROJECTS ABOUT TO START”
    When i called town planning they told me everything is still in early stages nothing had been passed and your looking at, at least two to three years before anything is passed if at all.

    Hi try femia property group. They have a website and the phone number is 0892026820. Thier fees may be a little expensive but whats worse spending alittle now and finding out the area is crap or going in spending heaps and loosing. Im waiting on call back from them. They are totally independant too which is good .

    Thanks for all your input. I have asked the company about when i can get my money out. Turns out only once a year and that is at the end of the year also one of the companies the investors cant take thier money out now because thier putting it on the share market.

    Thanks surrey. The company has open investments which is what i was looking at.They have say 12 propertys in retail 16 in industrial etc. What did you mean by listed property trusts.

    Hi and thanks for your input. I am as green as they get and so can you explain to me what you meant by debentures and liquidity. Theres a lot of lingo i dont understand and so am not quite ready to enter the game of investing. Thanks again for your help

    Its a property trust. Does it mean the tax is already taken out of it before they pay it monthly etc. What do you think of property trusts and what are the risks involved. I have heard this company has got a good reputation and obviously i will do my homework first but i am curious as to what others think on property trusts.

    Hi I have a friend that rents out two of his properties to single mothers. The week of mothers day they pay no rent and over christmas they have two weeks rent free. He has had the same tenents for 5 and 7 years.

    Hi have checked this already with ATO rules and other active investors. It is one day. You can manage to do this only a couple of times ie you dont like neighbourhood,bad design on the kitchen, unhappy in general with end result. Your PPOR is specific if it is your only house. The rules become more diverse if say you have a holiday house.
