    How did you get 5.94 with greater? What was the conditions in regards to loan amount & LVR? Did you go through a broker?

    Hey propertyboy,

    which bank is that with? I am with BOQ with 6.96%. Could have gone to CBA & NAB for 6.85% but was not worth the hassel for changing the loan & have to build new relationships with bank people. plus is not all abot the interest on the loan but all the extra fees some banks try to slug you with.

    Hi Paul,

    Bought in Emerald last year. Bought in a high & dry area. Do your reserch as it will apy off I.E Rent increase of $100p/w in the 1st year & $30K capital growth.

    Thanks for your feed back. Could you please explain a little more on the land tax?

    Do you think it is a good move to change my PPOR to a IP as the main goal is to turn it into a positive cash flow property & placing it into a trust is to minimise tax?

    Your thoughts would be great.

    Hi Richard,

    Thanks for your comments. I hear from one of Steven McKnight's seminars in Sydney last month he did state that it could increase your borrowing capacity. I understand your reasoning that you gave me. How could I have understood wrong from that seminar or is there away that it can be structured differently. I.E. Could Bob Jones family trust goes to ABC bank & use 1/3 of his borrowing capacity, then Bob Jones family trust (2) go to DFG bank etc.

    Hi Fingers-crossed,

    What was the estate that you bought in? Who is your property manager?
    Who did you get as tenants-I.E. Individuals or company.
    Did you get the returns you expected?

    I am  planning to buy 3 properties from them in the next 18-24 months. 1 in Chinchilla, 2 in Miles. I have mainly dealt with Steven & I agree so far with you which I glad to hear.

    Hi Karyn,

    I have been living in Mackay for seven years. I believe PRD National are excellent. Greg Chapell use to play squash with him) is the principle owner with over 30years of local experience. I would stay away from Professional Mackay (which they are not) from personal experience. Please let me know if you require any more info.
