    Dulux Bone white (off master palate) as I believe there are 2 so you need to say Off master palate.

    We copied this from a very large  tasteful unit block in Brissy Riverfront. (in laws owned one).

    The interior of the whole block was painted in this colour and it is a nice off white.Doesnt have any pinks or yellows or blues or greens.It matches in with everything.

    Have used in 2 ppor and looks great.

    Used half tint on ceiling and all trims.
    picking colours is difficult isn't it.

    be nice, show him where the toilet is and offer him a cold drink at least once an hour, offer to clean up any mess.!!!!!!!!!!!!!!!!!!!!!

    I'm sorry but I cant help myself responding to this.

    MY 5 year old can get himself a drink of water!!!!

    It is my strong opinion that a good tradesman cleans up after the job is done and he has either been paid or the clock is off.

    I agree with Lyrae , some good advice.
    Word of mouth is the best way to find a tradie and I do not agree with paying by the hour as it seems to slow things down alot!
    On the ocassions when we have had a bad tradie , and where we are paying by the hour, the phone seems to be constantly on  the ear.
     
    Not bagging tradies as majority of mine over the years have been wonderful, including my Hubby , but I refuse to check on a grown man every hour to see if he needs anything. PLEASE!!!!! (again, including hubby)

    Hi Neville,
    What is the value of the house?Is it high set or low set?Are the current stumps into a slab?If not, and you only need a few stumps replaced in one corner say, you may be surprised that it doesn't cost as much as you thought.

    Is rest of house in good condition? Who will be buying your property, a family who don't want to do any work , or a renovator who will gut it? The renovator wont care, but the family will run a hundred miles.If someone is going to raise and build in under, it would be wasted money.

    It all depends on the value of the house and the cost of the job in my opinion.

    Hi Gina,

    Are you talking about brissie?

    Our last ppor was below the 1 in 100 flood level.I agree with Marc it
    does put some people off when selling.

    I dont know about elsewhere but here if you are below the level you can not build any bedrooms, kitchens rumpus rooms etc below the level , even though the original house may be.

    You are however allowed to have an office , study and storage room.

    This lead to alot of additions not being council approved , so if there are any alterations to the original house it would pay to ensure they are approved.

    Be careful with fencing contractor too.our 1st house we paid some huge mob a fortune and they subbied out the work.It fell down within 2 years.

    Hi Kuade,

    We found Cam Brown auctions (advert in paper every sat) really good for toilets, kitchens ,vanities etc.

    for floors I used an older guy who has been doing it for years and he does the job himself and doesnt just send in a few young guns to do it.I can get his number ,from my wonderful filing system in just a few short years,no ! just jokin.

    Apparently there are alot of cowboys around , in the floor sanding industry, would that be fair to say??

    My girlfriend got a couple of young blokes out of the paper and they totally botched it up , there were bubbles all through it.She lodged a complaint with the BSA but nothing happened ,and has now sold..

    I think its about $25 sqm

    Hi,

    I put vinyl wrap doors in last house and within 6 months the overhead cupboards -above the toaster and jug- were , well the vinyle shrank.

    Luckily we had a great cabinetmaker who came back a year after he did the job, to make sure we were happy.He had the doors replaced.

    Unfortunately it happened again.

    No way would I put them in a rental Too expensive-2pac is the ultimate(I have it now) but too expensive.

    I would go laminate.

    Hi RG

    Q.1 iff you want a 10% return say you buy a house for $200,000 the rent needs to be $400 a week.if house is $100 K then the rent needs to be $200 per week. Double it .

    Q.2 If you are looking in areas where all the houses have asbestos then when the time comes to sell the purchasers will expect it so it’s not really an issue.

    Asbestos is fine if you leave it alone.
    Having said that I wouldn’t but a house with an asbestos roof.

    If you plan on removing the asbestos then (in QLD , not sure of other states but I would hope they all had similar legislation)
    you need a liscensed asbestos removal co who wear all the gear and have the plastic lined bins etc.

    This may be expensive in a regional area.
    Alternatively you can do an asbestos removal course yourself in a few days-Check with master builders- and gain your own liscence

    Having said that , the above is only my opinion, from what I have learn’t hands on.I am not a builder.

    I’m a newey.In Brisbane , also looking for like minded people to talk to.

    Have been to my accountant yesterday to start the ball rolling and am in a very enthusiastic state of mind.

    Of course have no-one around me who shares my enthusiasm.
