    Hi Cameron,
    I do hold a British passport, so hopefully that makes life easier. Does this mean that I have to get the loan through a Scottish bank?

    I live in Melbourne, so so far I’ve only bought in my back yard. One in Armadale, (Melbourne) and one in Frankston. I’m kind of hoping that Frankston’s going to take off in the next few years given it’s proximity to the beach.

    I sound so boring now. I manage a small private hospital. I’m a trained nurse, so I do still do a lot of the nursing, but there’s days I also have to be a receptionist, bookkeeper, ceo, or fix the phones. I completely refuse to clean the toilets, it’s too disgusting. Since we have patients coming in for colonoscopies I’m sure you can understand why.

    Hi all,
    this is a very interesting discussion. After buying our second IP this year, my husband and I decided that we should have nice things for ourselves while we’re still young enough at 42 to enjoy them. We went out yesterday and snapped up a 3 year old Subaru Outback Luxury car, and should be able to pick it up tomorrow. As others have pointed out, with young children, safety is a big decider. We also decided that instead of buying another IP this year, we’ll renovate our house. Again, it just went back to having nice things while we can still enjoy them. Give us another 18 months and we’ll be back to investing.

    Thanks for your replies everyone. This is a recently purchased property and we just feel like there’s been nothing but problems since we bought it. Mind you we felt the same when our tenant moved into our other property. She was on the phone to the manager every day at first, but he assured us she would settle down and be a good tenant, and he was right, so I’ll bide my time. I have been thinking of getting a handyman down there to just fix up whatever needs to be done in one fell swoop. I have a friend recovering from surgery who doesn’t charge like a wounded bull and should be able to hobble around and fix things up.

    I’m no expert, but my understanding is that unless the property is actually rented out, then you can’t claim the costs that you’re talking about.

    check it out with the tax man. We inheirited a property and have been assured that we will pay no CGT if we make it our PPOR.

    Hi everyone,
    thanks for all your replies. We had been thinking along the same lines as the last comment, and are expecting the building report today. If there are no major structural defects then we will go ahead with the purchase and have the damage treated.

    Hi everyone,
    I just wanted to share with everyone that we’ve finally bought our second IP. We had actually decided to give up, because it was just all getting so hard, and thank goodness we didn’t. An agent rang to say that he had another property for us to look at, but we said the price was too much, and then he said well the one you looked at a few weeks ago has reduced in price.We put in an offer, and a day later we’ve bought it, (subject to building, pest, and finance of course).
    It’s so exciting!

    Hi,
    the interesting development today, is that the agent has rung to say that the owner has decided to sell it herself. However, he asked me if I was still interested in putting in an offer. I told him my price, and he rang back 1/2 hour later to see what my terms would be. I told him I’m happy with a 30 day settlement, so then he says that this will be unconditional. I know that the place is run down, but I do want to go through it with a builder friend, so that i know how much I’ll be up for in making it liveable. So I told him that I wanted to make it conditional on a building report that was satisfactory to me.
    He was then saying that i couldn’t make it as general as that, but maybe I could because I was the buyer.
    Did I say the right thing? The only other place we’ve bought was our other IP which was originally our PPOR so it was a bit different, and I don’t even remember the process we went through then.

    Hi Michael,
    you have hit the nail on the head. When he told me he had someone else who was interested so it might be gone by next week, I wondered why he didn’t ask me if I’d like to put in an offer.
    It actually says on the advertisment for this property that there are approved plans available for sub-division, so I’d be very interested in seeing them before anything further happened. However, I am very grateful for your advice, and I will be taking things slowly and checking everything carefully.

    Leila, you’re quite right in saying that we’re not ready to make an offer. We haven’t done a building inspection, and that’s something it certainly needs.
    If we don’t ge this one, then another will come along. We’ll wait.

    Hi Ije,
    I agree with the others that you should continue renting for now. If I was in your shoes then I would definitely be buying an IP not buying a home for yourself. On your wage with 3 children, you’re probably getting rental assistance, which disappears when you own your own home. Your rental income may then help to reduce your tax. You should also check with Centrelink because in my case the rental income was not taken into account when calculating the Family payment.
