As usual, a great post F; thankyou for the stats, although the figures baffle us at times. You need to get a life I'm thinking.I think the 7-10 year cycle that you refuted is not the PEAKS of the cycle, but how long the average price of an average home takes in TIME to double. Can you reach into your stats bag and drag out what the average price of…[Read more]

L.A Aussie replied to the topic refinancing and then selling in the forum The profit is based purely 18 years, 8 months ago
The profit is based purely on the sell price and the buy price. What you do in between finance wise is not a factor. If you bought the property for $200k and were to sell for $300k, your cap gain tax would be on $100k – you pay tax on 50% of the gain at your marginal tax rate if you sell after holding it for 12 months, or 100% if you sell within…[Read more]

The good thing about property cycles is they move rather slowly compared to stocks and shares. If you are studying the market all the time as professional investors do, you will be able to spot when the cycles are turning.Of course; every neighborhood has it's own cycle as well, so you need to look on a macro scale as well as micro.I know some…[Read more]

You do not have to pay for pest control on spiders etc. Also, it is a waste of money; they come back after a few months (even weeks). It sounds like the tenant is not on a periodic lease? When was the last rent increase? Could be a good time to incorporate all 3 things; treatment, rent increase and periodic lease.Don't feel obligated to do it just…[Read more]

Hi paddyphil, welcome to the forum. While rental yields are on the rise, they are not "soaring". This is a media term, and you've never known the media to use sensationalism to get ratings and sell papers have you? You will, of course find local areas that will go up quicker than others, but generally it is a slow, but steady rise right now.…[Read more]

I have never heard of a finace company not accepting a cheque to pay out a car loan if you present one to them.Read your finance contract about early pay-out of the loan.Even try ringing the finance company (should be listed on the contract) and asking their policy on early repayment.

Get a Property Manager TOMORROW, but suss them out as to how they would handle this Tenant situation. They will know the current market rent for your type of property. When you find the right one, give them your instructions;Issue a notice to the Tenant that you will increase the rent to current market level as of the minimum notice you have to…[Read more]

Failing that, there are second mortgages available from solicitors and people like that. They charge more interest, but they regularly do this sort of thing. The different interest rates will affect your cashflows so you will want to re-crunch the numbers. They can provide the extra funds to get you over the line, and later on you can refinance to…[Read more]

It's a bit like gamblers who always tell you about their biggest win or their recent big win. They forget to mention the same amount of money they have gambled (lost) to win it.I know of rich people who gamble; but no people who got rich from gambling.

There are tax benefits in any I.P you own, even if you own it outright. You may have a tax bill at the end of the year from it, but so what; you are earning an income from it while you are asleep – I like that. Give me about 10 of those. You do not have any tax benefits on a PPoR, unless you move out and put a tenant in it. Then you can claim…[Read more]

What do you plan to do with the $100k if you don't invest it? Stick it in a bank or ING account at 5%? By the time you pay tax on your interest and you and allow for inflation you will be going backwards. If you have any personal debts that are costing you interest (even your PPoR) this is where the money should go first as the interest on any…[Read more]

You haven't physically lost money, but the comparison says that you have. You could do that every day with comparisons between a share and a house, or 2 different shares etc, etc – it will drive you mad. There is really no need to sell the house unless your family is getting too big, or your work requires a move. But if you must sell, the way to d…[Read more]
