A finder's fee of $9,000 + GST on a property costing $340k, that looks like a dump? The next one was $10k. I'm in the wrong business it seems.Look, you are paying these clowns huge money for you to be lazy. There is no mention of where these places are. They could be in the back of Bourke, with no cap growth.Do your own research and find your own…

The tiles should have been laid on top of ac sheeting, which is laid over the top of the floorboards. Is this the case?If not, you will probably need to chisel as much of the glue of as possible, then get the sander onto them.

Save your money. How can you advertise a cfp property with rental returns between 6 and 10% while finance costs 8%?
L.A Aussie replied to the topic no answer to offer….. in the forum Help Needed! 17 years, 11 months ago
Either the owner doesn't know about this offer yet, or they are hanging out for another offer because they think in a hot market they may get a better offer, or, as you say; they are still making up their mind.I'm assuming you've signed the Contract? That makes it a bit harder if there is no time limit on the offer. This gives the owner the option…[Read more]

Landlord's Insurance is a must for this caper; no matter how good the area or the property. It's a tax deductible cost of doing business.Certainly ring up someone like CGU, of Property ONE, and ask a few questions about it; tell them you already have a tenanted property and see what they say.I don't know that the current situation with the tenants…[Read more]

This is a very aggressive finance startegy. The problem with LVR levels like this is while it allows you to enter the market earlier as you need less deposit, it leaves you very exposed should something happen that requires you to have to sell the house in a hurry for any reason; such as job loss, illness, car accidents etc. The other problem is…[Read more]
