<p>I have pre approval for about $700k. My initial thoughts were buying two places at $350k so that I can diversify etc, but this also means I will pay double stamp duty, rates, bills etc&#8230;.</p>
<p>Would it be worth my while rather spending $700k in one property to minimise the bills and hopefully get a higher caliber tenant? </p>

<p>From a price perspective it is pretty good. Its in innner Brisbane about 2km from the CBD (Bowen Hills, Fortitude Valley area). </p>
<p>Body corp is on par with the area at roughly $1,200 per qtr. Rates are also normal at roughly $300 per qtr. </p>

<p>I believe not all the apartments in the block are serviced. There are owner occupiers and other rentals that are not &#8220;serviced apartments&#8221;. We have already received preaproval on our finance but not 70% at all. I will call the bank on Monday to ask them about this. </p>

<p>As I am looking at taking more if an active investment strategy, I think an older unit might be the answer and renovate only when i need to so that I can delay the renos as close to to when I sell the place as possible.</p>

<p>We bought the place in March 2012 for $533k. Personally I feel we got it for a good price as the owners had built elsewhere and needed to get out.
