    HeHe -I’m ahead of the times. When I was at Uni, there was a particular lecturer who would say “needless to say” or “let’s say” many times. I would keep a score sheet. I remember in a 45 minute session, he said “needless to say” 29 times. It was a good way to keep myself and my neighbours awake during lectures.

    Having breat-fed 3 kids (still going with no. 3) I can REALLY relate to Grandma (sigh). I used to have really nice rose-buds – my how times change. Someone famous once said “Time marches on – usually accross your face” and I guess it marches over your chin and down your chest[confused2].

    I have a pure bred tricolour BASENJI called Zac (he came with the name already attached – not really fond of it myself but he seems to like it). I have previously had 3 red and white girls over a period of nearly 30 years.

    Thanks Alisair, I have taken that into consideration. I am from a small town myself and I don’t think the value of our home EVER rose. What I am more interested in is cash-flow positive opportunities in the rental market, and these just don’t seem to exist in the capital growth areas.
