    Just found a Private sale $44K but I think I might keep that one[happy3] sorry hehehe
    Surely at that price I could beat the big investor? What do you think?

    I just checked out the internet and you can buy for $78K with rent at $120- $130. Not cash flow +ve yet (that is until you weave your magic). What do you think?

    Careful of the flood plains. Have you noticed most yards look wet?
    I also have been looking there. It may be good, if you can find the right property, but unfortunately I have not found the right property yet!

    Can you refinance based on cash flow of a property? Sounds like very high risk.

    I have found OESR for Queensland based research, good stats.

    Sometimes I find in hard to find out rental info especially in rural areas. Is calling/emailing agents the best way to go? (Most of the time you cannot trust anything that comes out of their mouths especially now!)
