    Thanks very much Ian, embarassed about your good words, i just do my best.
    Yes, with the exchange rate like it is now, investing in NZ for you Ausys is just tops, just think when the exchange rate gets a little more even again and the market turns.  Thats incredible gains you will receive from over there.
    Be careful of where you get the great yields, you have to sell again one day.

    If you are looking for properties in NZ and want some info let me know and I will see if I can help, or at least send you in the right direction.  if you want to go on my list of new properties I have, let me know and I will do so.  I specialise in cashflow properties, but like one I have now I sometimes get very good equity as well.

    Mario, am happy to send you 2 new books on being a new landlord and about tenants for free to help you out.  Is aimed at the NZ market, but much is the same as over there, especially on hints etc on how to treat your tenants.

    Not sure what its like over there, but I had a place here in NZ that my property Manager said they couldn't re fill just 2 weeks ago.  I went down to the local supermarkets, put one add in 2 supermarkets boards and had 3 calls in 2 days and found one very good tenant, as it turned out the PM Coy did beat me to it so all good, the place was only empty a week.
    Super market boards are good, obviously newpapers etc. 
    Just dont rush in, do your homework on them and as an ex Property manager, get the full bond from them.

    Hi Turneg01 and others.  I specialise in finding cashflow property in NZ for many of my overseas and NZ investors.
    Speedy Gonzales has pretty well covered the budget.  No stampduty or capital gains tax here, but yes depreciation on buildings has been cut.  No worries, it just means more than ever you must have good cashflow properties.
    Thats where I come in, I don't like dealing with things like room by room etc, been there, done that, seen too many people get burnt.  I deal in real properties getting real rents, try for the double or triple or more incomes on a title where i can, but must be a normal rental and be getting real rents.
    To your questions, there are so many different suburbs in AKl, you need to know what you want first of all.
    Apartments, yes gone thru a hard time, you just need to make sure you buy well, hundreds or probably thousands of investors paid far too much for apartments over the past 10 years, you can pick up now for $100,000 less in some cases.  You still need to know the blocks.  An example is I have one under contract now that the investor paid over $220k for it, I can sell to an investor for $127k.
    Body Corps etc are high.
     
    There are a few small blocks of flats for sale, which are a good way to go.  You need to know what is more important, what yields you want, what discount, whats more important.  Other examples, am trying to pick up a place in Otahuhu at the moment, receives $770 a week rent for a $390k purchase.  I just have picked up a fantastic cashflow block in Huntly, between Hamilton and Auckland, can sell for $494k and gets at least $1000 a week rent, over a 10.5% Yield, excellent block.
    Theres lots out there, you need to know exactly what you want and get someone to assist you over here.

    Hi all, Mark from NZ here.  I know a few brokers in NZ that are good to deal with, but one in particular who deals primarily with investors.  I have sent several overseas clients to her and they have been very pleased.  She is a 'yes' lady rather than the other.  She works with most of the major banks in NZ.
