thanks guys,we were thinking of maybe making this ppr in 5 yrs time as close to the beach & around the corner 1 mil+ properties.   thought with the market being down could be a good time to get in as they should be increasing in price by 5 yrs time.  well, it seemd like a good idea at the time.thanksheaps
