Check under the floor coverings. If there are any newspapers there, check the dates of the newspapers. I recently had a builder do this for me. I pulled out of the place- any house that has newspapers under the floors, is a bit too old for me.

As another “exit strategy” from work, you might also think about getting your redundancy payments negotiated to a worthwhile amount. That in itself, is a form of insurance, and can tide you over until your next choice of work. It’s a nice way to get up a few immediate deposits too if yer lucky!

Re your fear of the tenant doing a runner… well, maybe you shouldn’t get that particular tenant in if you fear they are going to nick off before the lease is up!
