I lucked out on the interest rate competition you ran in an earlier post. So no FatBoy Slim CD for me, and given that the CD was never on offer, I don’t even have the satsifaction of saying “I told you so” on the Forum! [|)] My prediction of Howard holding the RB back from making an interest rate rise until after the election was so…[Read more]
My guess here kereni, is that you’ll need *some* deposit to buy an IP. Others can correct me here, but traditional lenders will not lend on no deposit. You could get your IP revalued, and it might have gone up in value so you can use that equity as deposit. Given tough, that you’re so highly geared at 90% of two properties, I am wondering if…[Read more]
You are obviously thinking of your children in relation to your investing, and others have picked up on that thread, so I’ll make a comment in that vein also.
I don’t have children- but I was one once! Your children will learn from what they see you doing. They’ll see how you treat your fellow man and woman when you invest in property.…[Read more]
I quite like that OESR site. When I am researching stuff, I look up “location real estate median price” or different combinations into google.com google brings up everything, including sites like oesr.
There’s a site like this for the Illawarra, if anyone’s interested. It’s iris.org.au and it has huge, easily accessible reports and data…[Read more]
Buy the car if you want. I had old cars all my life, and I bought a new one a couple of years ago- by loan, because I have never had enough money to have a decent car. With the recent increase in value in an IP, I am able to pay off my laon one year early! Authors like Anita Bell will tell you it is better to drive a torana and never…[Read more]
Don;t worry- crashy is probably on here as “burny” or “carsmashy” or “crushy” or something. It’s not hard to just get a new nick and come on to a forum like this.
I write this in the hope I will not get shot down. I am responding to a question to be polite, but if readers feel the need to slam me about it, then it’s a pity.
I took a decision not to invest in shares some time ago. In doing that, I also had to think over my reasons around the ethics of RE. I feel like I am not *justifying* my…[Read more]
Aside of the questionable credibility of your post, you also were hoping for an increase in interest rates so that you could buy up all the properties from those who got into trouble with repayments.
I am wondering how you might feel if you yourself got into trouble and buzzards started hanging around waiting to take your…[Read more]
If my real name is henry kay, then, on that logic, your real name must be Only Houses, right??
I do like the name kay henry though. It got into my head when I found this forum ages ago but hadn’t yet joined, and when I did want to join, I kept it )
If anyone is interested in buying a little piece of your own oasis in melbourne,…[Read more]
Yes, the innerbelt of melby has had it. Many people bought off the plan apartments using equity in their own home- most of whom were probably first time investors, had inhouse valuations done (probably way overvalued), and thedy’ll find it difficult to get tenants for those generic apartments.
Most financial advisers, however, will…[Read more]
I know what you mean. I’m buying into a place that has very few units, and all have sold for less than the next as the area is emerging in value. Valuers doing valuations on past sales means that whist prices are rising, we still get valued at the average of past sales.
Now that the neighbour’s apartment has sold…[Read more]
I paid 35% (when I bought the property 9 years ago) of the final sales price for that property. It is in a skyrocketing coastal area. My bank has said they always make valuations on a “need to sell” basis. Maybe it’s time for me to change banks??
