    elves- do you have a Property Manager for your property? If you get a good PM, they will be able to create boundaries for the tenant. Then you and the tenant have a buffer between you, and the PM can quickly resolve any minor problems.

    sis, if you try to take bond money out of bond money- for the window, for example, when you (the owner) have agreed to pay for it, you will be taken to the Residential Tenancy Tribunal, and the tenants will win.     If the property you find fits what you’re looking for, sometimes you have to pay. I just bought a great property- paid full-asking price for it, because I wanted it. Had i offered too low and remained so low, I would have missed getting it. There were a number of people bidding on this property- why would i risk missing out?

    I think one of the good things about the format of this new forum is that one can private message people. I think Rebecca wouldn’t mind if you pvt msg’ed her to ask her what she had written.

    I find having accessible contact with people to be healthy. It means you can discuss with them the issues that are unable to be discussed on here.

    Pisces, yes- it’s a bdsm/fetish club. It used to be a more public club, where they did shows for people who might come there just to have a bit of a look- that was when it was in regent street, city. But now, it’s more a fetish club for those involved in the scene.

    sis, I have no problem with penalties for late payment. I do think it is incredible that one might be knocked back for finance due to one late payment… Penalties are quick and painless really. Unable to get finance is a disaster.

    Do lenders refuse you if you’ve missed one payment on a mortgage?????

    Could some of the brokers on here or anyone who knows about this please let me know? sheesh- it seems like a pretty harsh rule!
