    Hi Yack
    a few years back a tenant asked me if he
    could paint the unit he was renting FOR FREE
    I had painted it a year earlier
    silly me said yes when it was finished i went to
    inspect the unit BUT you should have seen the colours
    it took me 3 coats of undercoat once they left

    Also imagine the rates repairs on 100 Properties

    Near my work a new complex of
    20 townhouses finished just before X-mas
    4 are on the market since January
    one went to Auction last sat Past in
    $45000 short

    The rent returns in the suburbs just aren’t there anymore. Look at Calgary, we spent a good six months over there renovating basements with my brother in-law, they were buying a brand new house for 160k spending another 20k converting the basement for habitation and scoring 1600-1700 per month rental return on their 180k outlay!

    House 2 doors down sold last Oct
    smallel black much smaller house
    price $765000!!!!!!!!!!!!!!!!!
    no mater how mucjh more the rent was in a +ve
    i would never have been in this possition

    I live in Brisbane now, so am not specifically on the ground, but I do know that there are other forumites who live in this area – are you guys out there to give SMARTMONEY an opinion?

    Have you thought about Ipswich, rail line direct to brisvegas. Springfield, new city being built? Interested in North of Brisbane – D Bay for example?

    What about Inala – yeah I know it gets slagged, but it about the only place you can get a tidy home under 220 within 15ks of the CBD.
