    Hi Ben,

Freckle is right….don't let distance reduce your choices of professionals that will assist you in moving forward.

My MB, who contributes to this forum, and my accountant are both interstate and everything is done by email and phone although it is a great excuse to get up to Queensland!

It's interesting that right throughout the recent volatility the coal industry has experienced, GVK has continued to maintain a cool head and been confident in their ability and the demand/supply factors to continue to bring this behemoth project closer to fruition.

Now that Aurizon has reportedly agreed to maintain a 51% stake in the infrastructure it must bode well for the long term for the Galilee.

It is going to be very interesting to see the impact on this industry once September roles around and the nation heads to the polls…….. A change of government to one that is more supportive of Australian business could be just what the doctor ordered.

    Enjoy the read….

Bandana is also proposing a camp just to the south of Emerald…about 10 minutes outslde of town along with offering other housing options. Most likely rental properties in the general community. It's currently in the proposal state with the council.

    Hey Charles 1,

I had not so good feeling about them about the way they entice new members, very good in marketing that's for sure.  I've attended one of their free seminar in Parramatta NSW  about a month ago. If they try to sell you something then they are only looking after themselves. I bet you, their mentors keep growing their portfolio since they can sustain them from the cash flow they receive from their mentorship program? Such strategy as you mentioned required cash flow to sustain the viability of your portfolio to keep them growing. Thanks mate for sharing…I bailed out on the last minute of joining their mentoring program.

Thanks Millionaire in, for sharing your thoughts on this too.

I think you pretty much hit the nail on the head…….

I see the 'very supportive' one post wonders are back again….pfft

    Hi Richard,

I was thinking about you whilst watching the events up in Brisbane and I'm relieved you and the family are safe and well.

Fantastic to see you able to see the light side of things….

Which reminds me about our conversation during the sweltering heat just a week or two ago. If you remember I suggested you bring some of that miserable English weather back with you to cool things down……you do realize Richard I was only joking don't you…..? surprise

Great to have you back on a more regular basis on the forum mate.

Also, congratulations to you and Jac on the feature in the API….

    100% Tony……

I've been watching the footage on the tele at work today and it's absolutely gut wrenching to see such devastation again. It looks like the state government and emergency agencies learnt from the tragic events that unfolded in the 2011 floods and the response has been swift and appears to be comprehensive.

In relation to property investments it's a significant reminder how vitally important it is to complete due diligence before purchasing.

I hope all those affected by these floods remain safe…….

I worked in the Parramatta area for several years. I think Harris Park is a good area because it's close to the Parramatta CBD and has very strong transport infrastructure including its own train station. Parramatta has developed incredibly quickly in the time I spent there most noticeably apartment development however, there is population growth to match.

Big Indian population in Harris Park so lots of tenants….walked into a couple of properties with multiple people residing in them, sleeping on the floor…Indian students etc.  Just select your PM well and you shouldn't have any problems….

    Hi Tony,

Other than what I've posted, I've yet to find other coverage regarding coal prices however, I'm sure its available.

Some good news for Emerald. I've been waiting for this project to start ramping up and it looks like it's starting to get some legs……

I've had a look at this Project Iron Boomerang some time ago. If it ever gets off the ground…..it will be absolutely incredible. There's been some pretty serious modeling completed on the project so I guess people are seriously looking at it.

    CMS,

The newest mine being built near Moranbah (Caval Ridge) will have a 100% FIFO workforce. Vacancy rates are over 7% for the town. Rental prices have lowered dramatically to secure tenants, while purchase prices are still high. Unless you already have property there then I would be looking elsewhere.

    Regards,

    Cubez

If mining towns are your thing….I'd be looking at other towns than Moranbah. Why pay for someone else to realise their capital growth then struggle to find a tenant!
