    I suppose i was just making a cheap shot at the Prime Minister. Often people lose money in negatively geared property and the government wins money. So what’s the government want you to do? The way I read into it is the government takes advantage of the uneducated people (in property investment) that run into negatively geared property.

    I think negative gearing is for the patient, i haven’t got the patients right now, i want to get going on with it and get some investments happening.

    I believe that negative gearing is a good thing but it’s something that will do later on as I’m able to put more patients into the investing.

    Def, a lot of things to consider in this world, i am living and learning.

    I’m interested in knowing what kind of things you can do to put a negative geared into positive geared

    One of the things that annoyed me about this calculator, was that I would be doing calculations on one situation and wanted to change it to do another calculation on another situation. But the previous info would be lost! That was a bit of a muck around.

    The site will now store Shared Objects.

    Shared Objects are Macromedia’s version of Cookies. Cookies store information! Such as when you login to a site and leave it and the next time you login it remembers you have been there and logs you in automatically.

    Now you can store what you input in the text fields and retrieve it, while juggling a few different scenarios. It’s unlikely that you will ever go over the limit. But it will store up to 400 different analysis. Save the information giving it (each file a name!). i.e. Jacks house.

    That’s the 12th update to the calculator by now. It stores the information as long as you haven’t cleaned out your cache!

    As the calculator evolves, please drop your suggestions or questions in here!

    I feel like instantly going there to live. I like forest trees. You never know what kind of people that area might attract now.

    It’s not going to be very cashflow positive though. Though i rekon the figures are only ten percent. 90 percent of it is the unknown. Meaning the due diligence you need to really investigate more.

    Thanks for explaining that and now that’s a site!!

    What i like about the way they sell some of the repossessed and ex government vehicles, is that they sell regardless of the price. So if your there at the right time and place you could get a real bargain. I’ve registered and that to get sent out new auction details so hopefully something will come along.

    They actually got a VN on Tuesday’s market (and a VN wagon which i hadn’t thought about). It’s got an ‘L’ Plate on it, so that makes me wander if a young persons been driving it.

    It’s just near Tullamarine so i can get an Airplane straight down too where the market is.

    Has anyone ever bought their “What Price People Payed” magazine?

    Or what price do you rekon they’d go for [tired].

    Actauly i found 3 VN comodoors for $1500. They sold though.

    I know why there called VN commodoors, there Very Nice. I remember seeing them around and there the ones i liked the look off.

    Well i know a bit about em now. I’ve missed the easter trip, i don’t think the whether was that good anyway. Will get a bit more exercise riding my bike and wait for opportunity to come along. Won’t hurt me to get some public transport might save some money.

    I joined the http://www.vncommodore.com/Cars seems you can get good support on them, i think i might look around for one of them. Actauly i wouldnt need much finance.

    I’d like to run a potato trian!

    Maybee a franchise. It wouldn’t take to much to run, i never buy them potatos, but they are really nice and i always drive past them and say and think there too dear. I serender to temptation sometimes and indulge and stuf your face full of a big hot potata.

    I know they get there potatoes buy the bag and there is no way people should pay $8 for one big potato.

    I just think if you charged a good price, alot more people would come and it could kick on.

    Another One:

    The local pub here is way cheap he has been trying to sell for 9 years. It a big two storey blue stone with deteriating room up stairs. It’s nothing new for any of the locals to say, “boy i wish nashy would sell the pub so someone could comein and fix it up again”. It would need to be picked up.

    I would apply a manager to it, other wise it would be too time consuming for me. Fantastic great function room and dance area lounge-room going to waste.

    If i buy this van , can i say to him, i wanna trial it for two weeks and see how it goes. And if it’s no good i want to take it back.

    But i don’t want to hand over the cash because he might run away with it. I need an eskro. Someone i can give the money to ( a third party) to trust them and they give the money once theres satisfation that the cars good!.

    VN Commodore, what year were they?

    A van you can sleep in, thats the big thing why i was going to get one. Then it allows me to do all things, carry tools , sleep, camp, carry more people if that time arrises.

    Last night i didn’t have a paper, so i chatted to somebody online in ICQ and got info about Van in Melbourne.

    Also can you comment on this for interest sack (i have got onto a spectron van 1983, motor – 1800 2ltr, brown , reg 9th,
    colour – done 200,000km. It’s been on the market for over a month $1400 and he said without me evan making any offers that he would sell it for $1000.

    I have had a van at the moment on trial too drive for a few weeks and it has been nothing but trouble, the previous owner had trouble with it for 6 months but i thought after all the trouble they had that it would be right buy now, they have put a reconditioned motor and that etc.

    Now that you’ve said that about the commodoore that sound convincing. Have you known any good make of vans that have been reliable? Other wise a commodoor might be the best thing youknow.

    I will let you know a little secret. You can press on the very top button in the menu(s) and it will put 100% in there for you. I will edit that and make it more obvious.

    So you just press on the ‘Weeks Vacant’, the weeks vacant button usually drops down a menu, you can press on the very top button of that menu. Which effectively will be 100% occupancy rate.

    You can manually input any relevant figure in the boxes that are input text fields! If you Tab it will tab thru all the input fields (Tab is the tab key on your keyboard!). The menu is there for the convenience, as going thru.

    I have just changed the colour so that you know what colour the input text fields are!

    Yeah but where are they. I need to know a location or something about it, is it a huge place that is probably a one stop? Is there a known address that sell lot’s of these cheap cars??

    Anyone here from the city? I don’t know the city that well so i will have to have the destination so i know how to get there on foot via public transport. But i don’t want to muck around i just want to go to a big place that’s right and be able to leave with a car!

    There hasn’t been any Interest Only in the calculator.

    I have implemented it. I interpreted your post as being a requested thing that you need.

    You can change the loan from Principle & Interest too Interest Only…NOW….in the loan calculator section!

    You might have started writting it before 12. But officially it says it’s posted after 12.

    Isn’t it after 12 that it is the person who tells it that is called the fool :)?

    SIS i had to crack up at your comment ‘sleep to much in class’.

    I did that myself alot in computer classes, i’m sure my teacher wrote on the report that i slept well in class.

    If anything i suppose, i wish i had of learnt more about English sentence structures, gramma and paragraphing.
