    Freckle thats all speculation,
    "The mine will operate at a 6Mtpa production level from 2013 and 8Mtpa production level from 2015, as logistic infrastructure becomes available.

    What happens if some thing changes? There are so many projects being delayed….

    The question is this, has there ever been real bank loyalty?
    For me personally, I use different banks for different reasons.

    But i agree with Derek and xdrew, speak with a broker and see where you stand….

    Also with certain banks they may just have certain credit polices they need to follow i guess.

    Only time will tell and speculation is the mother off all "F" ups.
    When bad news is presented there are two different reactions one positive and the other negative. Who is right or wrong is based on  every ones personal circumstance.
    Mining at the moment is in Limbo, Unions are demanding more money, more taxes and there are allot of mines who are sacking people but you wont even here it on the news.
    My uncle "was working" for a large miner and only two weeks ago they let go 70 Staff and it has not even been reported on the news.
    Things change so quickly these days so today with the new it might look bad but tommorow you never know a new mine might just open and then things may change.

    Hi Tippi

    Apologies in advance if I  sound rude but I only want to be honest. If you felt you where not good at selling properties what makes you think that you will be good at being a buyers agent (which still requires selling).

    Some times the problem is not the product we are selling but how we sell.
    I love sales and their are two obstacles i faced:
    I either did not believe in the product any more or i needed to improve my mind set and skills

    Maybe do a course and get some training done!!!

    I have spent the last few days preparing an exit strategy, basically it is a spread sheet that states for every 10K hit we take on the sale, how will our lifestyle change or be effected.It is a spread sheet that ranges from a 10K hit to worst case scenario of 170K. My current PPOR loan is 90K and we have a bit of savings in place. So if our loan went up from 90K to 260K my cash flow position will only change slightly Why?  I bought my PPOR three years ago for 280K + stamp duty and my home loan was about 270K, I was  on a lower wage, less experienced in business and less educated on making money.Know, earning a higher wage, no other liabilities, my wife is on a good income as well, and most importantly we are more educated on how to make money. Know it is great that we have a exit strategy but what if the business does not sell then what? Rather than hoping on a sale (in this climate it might take time) I have also planned a list on what changes we can do to the business to increase revenue and decrease cost. I have identified that our shop space is to big vs the amount of income it is producing, so I spoke to the landlord and we may look at splitting the shop into two lots,This means our rent could drop between 50% to 60%.  Will see what happens within a couple of weeks but i am not going to end up bankrupt stuff that i will fight these conditions

    All good opinions,
    demographics in areas will always change, either for better or worse and i think the property game has become a speculation with no certainty.
    Caroline springs: 9  years ago, it was considered area where you could play in the park "etc" be close to work, start a family and know the area is like the bronks, 1 in 4 homes are for sale and the demographics have changed, high crime rate, high unemployment and junkies every where.
    to say one area is good to invest know is only based on current conditions but things change so quickly that the area could change in a click

    We own a lotto store and news agency, thanks but don’t be sorry at all, it’s bit bad news but it’s how we recover and move forward that counts. The positive side of the fence is that i think big!!

    Well I actually did some research and to be honest it’s a very cheap built apartment after some good research!!
    Thanks all for your input
    One thing I’m noticing is that property investments are eating to much cash flow

    The melbourne property is a mess, I have to agree with Brian that their is a large over supply in properties,
    I am also starting to notice that homes are taking a bit longer to rent out then they did before.

    I was looking a new off the plan apartment but after a good pointers from other people on this site, it has turned me off.
