    Hi catalyst,

    I’ll be making the kitchen as I have a cabinet making business. I find vinyl wrap very durable as long as they are made right. otherwise they peel. I could go plain laminate but the IP is in a good suburb so don’t want a cheap look.

    Poly is nice, but chips like hell.

    As requested, here is my break down of costs for a renovation I am about to under take in December.

    The IP was purchased for just under $600K, 3 bedroom weather board house on a 696sqm block, 15km to the CBD. House was built early 1960’s.

    Renovation includes:
    • Restump back section of house,
    • Entire new bathroom with second toilet and removing linen cabinet to make bathroom bigger,
    • New kitchen with vinyl wrap doors and laminate bench top,
    • Tiled floor through out
    • carpet to 3 bedrooms,
    • Built in robes to all bedrooms
    • Remove section of wall between lounge and dining area to become one

    These prices are not for every one. I am a cabinet maker by trade and also a builder so don’t work off my pricing for your renovations. I have all tools / machines so don’t need to purchase or hire equipment. Not all materials are from Bunnings – the trick is to source materials at a reasonable cost, Bunnings doesn’t help here. Also you need to work smart, not hard.

    • Restumping: includes changing 10 stumps. $400
    • New bathroom: includes adding toilet, shower, bathtub, etc. Not including floor tiling. $1300
    • New kitchen: including appliances $2900
    • Tile through out including bath floor (approx 60sqm). Prices include glue and cement sheeting. $1600
    • Carpet to 3 bedrooms $1000
    • Built in robes in 3 bedrooms $1400
    • Removing section of wall $500

    TOTAL: $9100

    I think if I had to project manage it would probably be around the $50K mark. Should hopefully increase value by a fair bit.

    I renovated another IP this time last year for $6K exact. The renovation was nothing fancy but still modern. This included: new kitchen and bathroom, new paint work, tiled kitchen and laundry floor, polished floor boards, basic landscaping and cut down a large tree in the back yard.

    I was over at a mates place the other week, he’s a builder, and he was redoing the bathrooms in a temporary place he’s bought between new houses. He was working on the upstairs bedroom at the time and we were discussing varying aspects of the fit out. He blew me off my feet when he said he’d charge at least $25k for this in main street.

    I was looking at doing a complete reno of the old man’s bathroom (he’s 82) to make it more functional and accessible as he gets even more decrepit. I thought I’d be lucky to do it for $5k!!

    I haven’t budgeted for each component, rather a back of the envelope estimation. I am cheating as I am a cabinet maker and registered builder, so materials are a little cheaper for me. I reckon I might go over as I’ve upgraded the kitchen design but still will be under $10k. If I had to get trades in and just project manage I would have to budget for atleast $50k +.

    I renovated a full house last year for $6000 exact. This even included cutting a large gum tree in the back yard and basic landscape.

    Your mates bathroom quote of $25k sounds about right. My bathroom should cost me $1200, doing it for a customer I’d be charging $10k +.

    I'd be lucky to get a new deck in my PPOR for $7k.

    Jp, I know nothing about shares so could you explain this to me, what is the difference between the shares you purchased yesterday and going to the casino and putting it on black? Isn’t what you done another form of gambling?

    You would be better off roughing in plumbing and electrical in week 2 well before painting and patching.

    I’d recommend Jamie as well. currently assisting me with my loan and certainly knows his stuff and best way to structure the loans.

    just think of the added traffic around werribee and hoppers crossing. It’s chaotic now, imagine once it’s developed.

    If something disastrous should happen, how well can you prepare for it before hand? Do we just sit and wait for the storm to come?  Even if you sell all your assets, property, reduce debt, etc, if the “world should cave in” aren’t we all doomed to some point?

    Hi Ozman, I'll attempt to answer your question. I am currently using Jamie from Pass go home loan who has posted above. (All 3 from above are excellent but you can only use one). It sounds to me you are shopping on price. If that's the case you will get what you pay for. When i first contacted Jamie the interest rate was the least of my concerns. I was looking for someone that not only knows what they are talking about but will steer me in the right direction and not in another direction that will profit them, and also somebody prompt. The fact that my broker emails me on a Sunday morning sums it up. A good broker means you don't need to stress day to day as you know things are being taking care of the right way.

    Hi sydey, the price looks good for cabinetry but the price for Caesar stone is expensive. Get the stone yourself from a stonemason and you should save yourself atleast $500 to $800.

    I’d be getting in touch with a mortgage broker. Their are a few good ones that post here. I’m currently using Jamie from pass go home loans, he’s a gun and will steer you in the right path like he has with me.
