    If the water meter still runs while the tap is off then you have a leak. The hot water issue could be you might have a small tank? Remember, if your tap has a leaky washer the meter Will still turn. There must be evidence of a leak some where. If there isn’t I wouldn’t worry about it.

    How has the plumber come to the conclusion there is a leak in the pipe? If you had a leak, and its leaking all day there would be signs of damage around. He wouldn’t be the first plumber trying the good old scare tactic. If he was a decent plumber he should atleast be able to locate the leak to a specific area.

    Sounds to me your plumber is charging you through the roof! Get a second quote as some of these prices you have quoted are ridicules.

    Too hard basket. Students don’t clean, keep the house messy, the pretty good returns end up going back in maintenance. I think it will only work if you have the time to monitor the property and keep on top of things.

    Are you able to go there yourself and talk to the managers in person? If so refuse to leave until you speak to someone and something is done

    I'm no broker but i agree with Jamie, what you have is the lazy approach. Happened to me a couple months ago. Luckily for me the information on this forum stopped me going ahead with what my broker suggested.

    Freckle, i am really enjoying your posts and agree with you all the way. With what is happening in USA how do you think this will affect Australian property prices? Do you recommend to hold off purchasing property in Australia for now?

    As a tradie, if someone wants a quick cheap fix i don’t bother. 6 months time someone gets hurt and they end up blaming you. Do it properly from the start or dont bother. At the end of the day someone lost there life to save a couple hundred

    Not common at all opee. Most they should be taking is one weeks rent at the start of the agreement

    You would think the carpenter would have some if not most of the blame. Should have fixed it properly. If the job seemed to difficult for what its worth he shouldn’t have touched it at all.
