    They seem to have missed in the ad the bonus that it has excellent ventilation, although that may have been what they meant by “free flowing airducts”!!

    Hey Redwing,

    The technical name for those wooden edge bits is “smooth edge” which I thought was hilarious when I first heard. Real contradiction considering the puncture wounds in my fingers after pulling them up!

    Never laid lino before but have loads of personal experience with laminate flooring if you are considering that.

    Still, he had to outlay a few million to make his next few millions. 100% return can be achieved in real estate as well although timing may be a bit longer.

    The risk for Kevin would have been if his stock actually went the other way. Even with gearing, it could have stung although am sure he did his research.

    Nice to hear a good news story though!

    Irrespective of what order the work was performed, one thing that aggravates me is tradesmen that don’t respect the work of other tradesmen or the property in which they are working. Granted, the tiles should have been done last but that dosn’t excuse this sort of behaviour. Respect your job and leave it tidy, how hard is that to do?

    Newgen, I would have been angry too but sounds like the sparkie has realised and is being accomodating.

    As Dr X said, know your market! If there is a labour shortage as in WA, your chances are pretty low to get it cheaper. It will be all to hard when a builder can basically pick and choose what jobs they want.

    I would suggest you could ask if thats their best price as you are getting a few quotes, but ultimately you get what you pay for. They will have to cut their margin to drop the price which can lead to less time spent on your job.

    To check though, definitely get a few quotes and make sure you compare like for like.

    Not sure about Bulgaria but in Oz it happens all the time. Not uncommon for a property to change hands multiple times before its even built. That is of course if you own the property. Who actually owns this property at the moment?

    Hi Wits End,

    I like your plan and hope you are successful.

    A few issues you may like to consider and may want to search the forum as they have been discussed quite a few times already.

    Firstly, early access for reno’s can have a few pitfalls and would suggest you keep the cost of jobs performed to a minimum just in case the deal falls through. I would certainly use the time wisely in planning exactly what you are going to do by getting costs, tradies priced and ready to roll, approvals on the way if necessary etc. Not to say it shouldn’t be done, just be a little cautious!

    As for the projects you have suggested, a few great ideas in them and obviously will be case dependant. Personally, I love outdoor rooms and decks and add hugely to usability and aesthetic appeal. Unfortunately can be costly and depending on how high off the ground, may require council approval.

    I am also a fan of open plan and getting rid of walls to create more usable space. Just watch for load bearing walls and talk to a builder if in doubt.

    I am also in the process of doing a kitchen reno for family and, rather than gutting and starting again, I have found that I can replace the doors and benches for a reasonable price through a cabinet maker, a bit of paint and new appliances and looks brand new. All for about half the price of a new kitchen. Depends on the bones of the kitchen though.

    Anyway, all these things are great but what will be most effective is all the little things. Paint walls and ceilings, sand the floors, door handles, modern light fittings, curtains or blinds and tidy up the garden.

    lastly, take care with time, money and approvals. Time can easily blow out, as can budget. As for approvals, say no more. Good luck and hope it goes well.

    Hi GR,

    The way I see it, truth is extremely subjective. One persons truth may be anothers lie depending on their understanding, point of view, political or religious standpoint etc.

    Peronsally, truth is what you yourself believes as long as you are willing to understand the perspective of others.

    In terms of telling the truth, every circumstance is different. I try not to blatantly lie, but may hold back on some of the truth if it is to my best advantage and dosn’t hurt others in the process.

    But then again, am I telling the truth?

    Daniel, Think you will find they get paid less than that. Probably works out to be $2 a day but the point remains the same and sympathise.

    I get stacks of calls at home and cannot say with any conviction if they are calling from India or just down the road. Either way, I resent getting repeated calls from the same company after I have said “no thanks, I’m not interested” then “I’m sorry, I really am not interested” and finally “put your boss on the line so I can tell him or her I am not interested and take me off your list”.

    My girlfriend simply says No thanks and hangs up which is effective.

    Can’t say I have ever heard of placid Jack Russell or a placid whippet!!!

    Really like the idea of a dog bond. As a dog owner and previous renter, would have supported that concept.

    Having trouble though of the concept of renting with dogs without a fenced backyard. That means either the dogs are housebound or are tied up. As a rental, housebound dogs will cause more wear and tear than would normally occur so carpets and floors will attract some additional attention. Both dogs are short haired but will still moult so have some hair as well. Damage caused by bored or destructive pets is only determined by each case.

    As for tied up, unfortunately you have to judge if you want a tenant who would tie up an animal all day everyday while they are at work.

    Ultimately, I wouldn’t have a problem with it as long as the property can accomodate animals. In this case, I would probably say no it cant.

    Gotta agree Bruham, wouldn’t be a plumber for anything!!

    Got a qote recently to connect my sewer to the mains. Asked if I could save some dosh by digging the trench for them. They said nah, won’t affect the price too much so just went ahead anyway.

    They turned up on the morning as promised, I said seeya and headed for work. Got home that afternoon with the trench dug….8 feet deep and 50m long all in loose sand (tapered 45 degrees to stop it falling in!). Asked where the bobcat was and was told between gritted teeth that he did it all by hand. Glad I didn’t save some bucks and do it myself, some jobs are better being paid for!!

    Hey pursefattener,

    Last time I did the roof, I hired a pressure cleaner from from Kennards for the day. Gurney type and did a great job. If you blow the water downstream you shouldn’t have too many problems although you can loose a bit of the cement around the capping.

    Celivia, couldn’t think of anything worse than using a scrubbing brush up on the roof, would take an age. Good comments about the harness though.

    Don’t worry Mooki, don’t make a habit of throwing pens, food etc either. Am sure it is very difficult making the system fair and equitable to all involved considering some of the personalities you may have come across.

    I am just glad it, fingers crossed, is all over.

    Hi viral and Mum,

    Sydney Water really should be able to tell you whats going on, its their pipe after all. Dial Before You Dig will tell you where and what it is but doubt they can give much more.

    As for what you can do, Service providers really don’t like people building over their pipes. This is just in case something breaks and they cant get to it. Options really are to build around it which can be limiting or get it moved. Depending what it is, moving is usually the most viable but has a cost. Sometimes you can concrete encase a pipe but thought that was usually just for short lengths, not for a whole pipe.

    I would try Sydney Water again, and again, and again. If its theirs, they will tell you!

    Celivia, couldn’t agree with you more, the world can often be a horrible place and continually think how lucky we are to be born in a country like Australia. Sacrifice here in Oz can be a bit different from somewhere such as China.

    On the lighter side, Gatsby, your comment about your lung being ok, is that like the saying “I cut my smoking half when I lost one of my lungs”?
