    Still In School,

Good to see you are making money, but my question remain in place whether that can be done everyday for the next one year. If that can be done then I have to agree with you that your system is working.

Anyone else got other system beside option trading?

    Kind regards

    My life goals:

    1. My family first, to be happy with them and make them happy at all cost
    2. Make money
    3. If step 2 achieve then use it to enjoy life, but if I am not able to achieve step 2 then I still enjoy life, but just have to work for some body else as employee or self employ.

    Kind regards

Oh well, if that the way you want to do it then I guess it’s fine.

I believe there is a system out there that can do it.

This is to do with investing not working for someone else.

Look like the Panthers is coming very strong toward the end of the season.

A very close game between Panthers and Dragons, but the Panthers pull-off the end.

Can’t wait to see the Dogs play against the Cowboys tomorrow.

    Still In School,

Thank you for your responded and I looking forward to hear more about your system and it’s going.

SIS, Do you think my question is a rhetorical question? I don’t think the question is overelaborate or exaggeration at all. I hope your drive up north as pleasant as you expected.

I am looking forward to hear from other opinion and learn from it.

    Malachii,

I agreed with you if it is one-off, but consistently say 1 year is not easy.

So do you think can do it each month for 1 year consistently?

    Kind regards

If you don’t buy the insurance to cover then you better not to invest in property.

    Hi everyone,
This is my first post and probably my only but I just wanted people to know things aren’t always as they say in the books. I have problems that seem to be growing by the day !!!
I read Steves book and did some reading early on here. I have bought a number of properties in cashflow +ve sort of back of Burke (my Dad says) locations.
I reached 15 properties and they had a grand return of about $300/pw gross.
That seemed to be great following the formula, $200/pw after tax roughly.
Then some maintenance issues came up. 4 hotwater systems at about $1000 each.
2 backed up sewarage systems at $400 each. 3 lots of tenants totally trashing the houses
    cost me about $4000.

Where is landlord insurance come into play?

2 properties after fixing up from the trashed tenants have now both been vacant for 6-8 weeks with prospects of a new tenant not going to happen in the short term.

This is where your research come in before you buy those properties.

Worst of all I want to sell them all, and have been trying for the last 3 months and noone is interested. Not one inquiry.

    Good luck

My Dad told me not to buy these houses. He has had houses in Sydney for many years without half the problems I have had and had fantasic growth and could sell any of them tomorrow without a blink for a great profit.

If it is not on the market then you just don’t know.

I now agree with him, don’t believe all that you read in books for some great new plan (cashflow postive) the basics stay the same. Without a bailout I have only problems. I wish I had not read the book and thought I knew it all.

Maybe you should read more books to learn more. To me seem like you don’t know what you are doing.

    Peter Spann,

My property investment portfolios that I have build in the last 4 years kick start on my way to work where I listened to 104.1 today FM radio and heard your advertising for 4 hours seminar ($48) back in May’00. I heard it a few time before I decided to write the number down and book for a ticket.

During those 4 hours I listened to those strategy that you expand in which I never heard of before. I then decided to purchased your home study program, listened to it and bought my first investment property (no money down) after 3 months.

Since then my property portfolios growing everyday not with just negative gearing, but also positive cash flow as well.

I would like to take this opportunity to thank you for kick start my wealth building strategy toward financial freedom.

In my mind you are alway my first mentor (indirectly) and Steve McKnight and Louise Bedford are my other mentor.

Thank you once again and I am looking forward to reading your second book when time available.

    Take Care.

    Kind regards

    Doug,

The 7-8% yield that Kay was talking about is more likely to be a negatively geared property. As I remember Kay is after negative gearing with potential capital grow in the future up to 10 years I believe.

If you want grow as well as cash flow you got to do both. You can buy 1 negative gearing property for every 2-3 positive cash flow properties, but make sure the cash flow of your positive cash flow cover your negative gearing one.

By doing so you have a property portfolio without any cash injection from your pocket. Therefore, if you got say 3 negative gearing properties then in theory you should also have 6-9 positive cash flow properties in your portfolio.

    Kind regards
